I am currently looking at Luxuria by Runwal builders. Its at Viman nagar. Near Konark Campus. Its 3100 psf and I think you may be able to find a 3bhk of your budget. The only problem is that it would take 2 years to complete.

Cruiser, You should check with brokers/direct for resale flats. Zircon/Konark Campus/Lunkand Amazon - 50 to 60 lacs for 3 bhk. You can try ur best to negociate with owner. I am sure it will be near to ur budget. My choice will be 1) Lunkand Amazon 2) Zircon 3)K'Campus.

You won't find good deal in Kaluyani Nagar with ur budget and don't know much for Mundhwa but i think thr r ready possession with spring velly (3 bhk -nr/ to magar patta and it's on Mundwa road) but one sud avoid dat area. Viman Nagar is much better area.

I feel that if you have the budget for the flat you like then just buy it, as you never can predict market situation, even astrologers or economist can't.

I am not trying to predict the market. But I see that the irrational exuberance is back. The consumers had to suffer for it in the last 3-5 years and I donot want to suffer for the next 3.

An example is most of the projects whose booking started in 2004 were given possession only in 2009.
