Default Water's edge - Pimple Nilakh

Hi,

Has anyone seen the actual flats in Water's edge in Pimple Nilakh (near Nandanvan and Freedom Park societies). The flats and the layout are porbably one of th ebest I have seen in the whole of West Pune (this side of University road). They have 3 BHK (plus a servant room) and 4 BHKs with saleable area in the range of 2250 - 2369 Sqft. Currently, they are quoting around 3500/- and the plot is bang on the river (which if not take care well will turn into a nalla in 3-5 years). The best part of the project is that they dnt have pillars blocking any of the views in the apartment. So, if you want to get any customizations done, it is going to be very easy.

Even the road in fron of the builiding is coming up which will connect it directly to Baner. Despite of all good things, the 3 BHK flat will cost around 90 Lakhs... which seems to be a staggering amount fot the area.

If anyone has any views on this property, please share.

No doubt that the flats there are excellent, but I dont think that area deserves that rate keeping in mind that as of now there is not much development around that area. The rates cant be based only on future prospects. Also there is a loading of almost 35% for these flats, so be aware of the actual carpet area you are getting.

Thanks Aviraj for the response. Unfortunately in India, growth always happens first and infrastructure follows :-(... The fact that the area is so much secluded definitely makes the price look very heavy. And even with the development happening in the area, I can't expect any appreciation in the flat price from the current level as it is still a flat. Unfortunately, the builder isn't leaving anything for the buyer to gain. I have heard that there not many sales but still there is no change in the builder's attitude towards reducing the price... Alas... one of the few good projects... will have to be let go once agian because of the price...

BTW, I was told that the loading is 25% (and he was citing some PBAP norms). I will watch it more closely...
