so from now on who ever raises the Puneite - outsider issue .... IT - Non IT issue can be considered as Builders puppet deployed in our forum .... isn't it sounds like divide and rule .... so that buyers cannot get united .....

the idea in the forum is that new buyers to learn the rules/traps ..... and most of the new buyers breaking the rules just happen to be from Service industry ..... or who are not aware of subprime like scenario ..... who always think that RE has only one way .... UP

Correct & more than that, many got more than they expected & didn't knew what to do with that money. Getting money is easy, digesting it is difficult. Those who won't spend unwisely even after having INR 50L+ in pocket, will never go wrong in finances.

To me it seems easy access to credit more than disposable income.
When our parents used to buy house, they used to have 80-90% amount in hand and rest borrowed from friends and family. Today its just 15-20% in hand and the rest borrowed from banks.

Just for the record, when you say 1000sqft, I'm assuming that you mean the "saleable" area, (whatever it means). This would mean a carpet area of about 750 sq. ft. for a 2 BHK! Are people in Pune really willing to live in such a small apartment, and that too in the middle of nowhere? The only place in the world where people live like this are the super-metropolis or mega-cities across the world like Tokyo, New York, Mexico City, Mumbai, Chicago, London, Paris, Shanghai, Hong Kong, Singapore.

Even in these mega-cities, people live in these "pigeon-hole" apartments only if it is the downtown area. The suburban areas will generally have spacious apartments or houses.

Why is Pune, a small town growing up to be a mid-sized city, being compared to these mega-cities?

Why is Mumbai also coming into the picture at all? Pune is too far away for someone to commute to Mumbai every day. Plus, I thought that this whole thing was being caused by the "IT workers" not by the "Mumbai workers".

Agree Arun. It seems it would be better to buy 5-6 car parks & stay there. It is much cheaper than buying a flat of the same area.
