Default ill you get ater in your brand ne flat?

Nowadays, people compare amenities, specifications, rates while buying a house.

Does your society have clubhouse, swimming pool, lift, generator backup? Does your flat have vitrified tiles, branded fittings, modular kitchen? while asking these questions, dont forget to ask yourself:

Will you get water?

PMC and PCMC now ask builder to give a "water affidavit" before approving the plan. In this affidavit, builder promises that the society ill NEVER EVER ask corporation for water.
Builder gives a guarantee that he will somehow privately provide water to the society he is building THROUGHOUT the life of the society.

This is because corporation does not have water to provide to all new societies coming up!! So legally, conveniently and sneakily, they have transferred the responsibility to the builder.

So ask your builder for certified copy of the water affidavit submitted by him to corporation hile booking your flat. Ask him for this copy hen you enquire the rate.

Please post which societies have such water affidavits in this thread. So buyers will now be aware that more than rate, water availability is important!!!

Default Aditya Garden City

This is am email posted to the aditya garden city yahoo group:

Dear All,

A few weeks back Members of Phase-I management Commitee met with PMC officials who are responsible for water supply management in Pune and Warje Area. These members handed over the complaint letter to PMC about the crisis in AGC. We urged PMC officials to resolve the crisis immediately.

The expected response was it is responsibilityt of the builder to provide water supply at HIS OWN COST.
Acting upon our complaint for iregularities in water supply, PMC has sent a notice to builder. Find attached copy of this letter written by PMC officials to the builder. We urge support from every one to fight for our rights.

Regards, Aditya

Default Copy of letter from PMC to Aditya builder

This is the letter from PMC to Aditya builder reminding him of his LIFELONG responsibility to provide water to Garden City!!

How the tables turn! Now the builder has to run around when taps run dry in the society!!

But will he? Does he actually care? Did he tell us that he had filed this water affidavit when we booked a flat in Jan 2005? No.

Will you book a 35L flat when you know you have to depend on the builder for water all your life?

I had posted a comment over here: http://www.indianrealestateforum.com...stcount35.html
about this aspect. I left the discussion as it started becoming personal. But this is true that the responsibility for providing water where Water Affidavit is taken is solely with the builder, till a sizable amount of time until the PMC thinks it has enough resources to provide water to the community. People can raise issues such as justice and all, the fact remains that PMC is not legally bound to provide water. The blame lies purely with the builder.

would this apply to all societies in general? or is it new societies coming up after a specific date/ in a specific area that PMC/PCMC is currently not planning to provide water etc.
this is a real good piece of information....keep it going

If you are living in a society where water is coming by tanker, please check with builder ASAP.

Hi Abeer,

Exent info man, appreciate it. Man, many times I really find it wierd when people buy flats based solely on builders' assurance & PROPOSED 'pandus' of all kinds:p.

While buying a house, focus has to be on infra, infra & infra. If there is no infra around, no point in buying one even at 50% less rates.

* PS:- I agree with the PMC in this regard. Man, you can't expect PMC to do all the infra for just a project or two. Simply look at projects at Bavdhan which are bang on highway like Viva Hallmark, Brook Side, Satin Hills, Madhuban, Gloria, Zinnea.....list goes on man. Same is the case with Balewadi, Wakad, Kharadi, Kondhwa etc.

Btw, this is the sole reason why despite liking outskirts, I need to now hunt in more central areas of the city.
