I was put off by diagonal walls + frequently fluctuating price in the ad
Initial ad said house price xx
The next ad said maintenance & Club charges Rs. 3 lac extra
The latest ad said maintenance & Club charge Rs. 3 lac extra + (VAT, ST & Stamp Duty ) extra
Let hope all the buyers get their flats as promised without any hiccups.

XRBIA ad is almost every 10 minutes on Z-Business TV channel. Why ads if they are sold out? Probably they are priming cattle for milking. I suspect they will be launching second phase very very soon. Keep your debit cards ready and don't break your kids piggy bank just yet.

that's actually whats happening.. xrbia salesperson asking "how many units you want" to investors from mumbai and pune..

=> Only one wall out of four is diagonal for a room. Second half; no wood and bricks is not correct.


g) no slab wise payment schedule
=> this is for buyers to understand, analyze and concur with.

The area is bound to flourish, but minimum >5-6 yrs.
Also the builder has been very transparent on the whole thing, I don't know any other builder in Mumbai/Pune who has the draft agreement posted on their website.

Also whatever charges they had posted in the newspaper was the same told at the site.

In fact, there was hardly anything to enquire at the sales office, the only task to do is to see the sample flat and give the cheque.

The objective of the management is very clear, to get the early bookings done away with as quick as possible and move ahead. There will be lot of positive and negative noises, however the euphoria generated will take care of the rest.

Biggest scam of them all..If it is too good to be true...Probably it is not...

Guys!!!Wake up!!!! 90% of flat would be owned by investors and the remaining will be unsold...
