Default Fact/Review about Sagar Nivas [GR Construction]

Mr Jain,
This is not rumor, definitely you will also face these issue one by one. GRC has dual face, after booking they start showing true color. Take my words, once bank installment started, they will not properly speak to you.

According to you, publishing article in TOI proves builder is NOT a small. Great logic . As per my understanding, pay TOI and get publish article in TOI. TOI never going to ask builder background.

I would like you to suggest, please visit GR construction completed/on-going project like GR Comforts/Sreenivas-I/II. Speak to their residence/who have booked. You feel like GR construction has cheated those guys.

Yes, they never tell about completion date. If you speak “face to face” and over the phone to GRC guys, you will get two different completion dates. This indicates that either GRC marketing is not sure about completion date or they are fooling us.

In agreement they will mention extra charge, this word “extra charge” cost 3-4 lakhs. Please be careful about this word. They all cheats.

Please explore from side Water cries is always there. Water mafia charging Rs3000-4000/flat. You can buy everything but not water.

Ok. Guys Let me make some clarification here..

This Project is 2 Km from Housr road (Hosa Junction) and approx 4 km from Sarjapur road. So It is not exactly on Sarjapur Road.

Although I also think, after 2-3 years water will not be available in Borewell.. But that will not be the case for only this apartment.

I have booked the flat in this apartment. Got loan from SBI Bank and disbursement started. (Definitely Sale agreement signed).
In Agreement they have mentioned completion date.

Till now Builder is responding to our concern and query.
(Hopefully Builder is continue to do the same ...)

About Extra charge.. We are aware that Service tax and Registration is not included in the total agreement value.

Hope it clear some of your doubt.. anyway you always have right of your opinion..

Default Ur just Spreading Rumors

Dear sandeep,srini

see Mr sandeep and srini may be you have seen the gr constructions past 6mnts but i have seen them from past 4 yrs. i have brought first flat in GR Shanti Nivas
and i also recommend some of my friends also, they had provided on time but a delay of one to two mnts which was reasonable. I spoke to the MD directly when i brought a flat. He was sure and confident. The next project was on Just 0.3kms from the Gr shanti nivas, i brought 4 apartments when they launched Gr shree nivas with my friends. from that day till now the i am satisfied with wat i got and now i am buying in Gr sagar nivas.

1. You told that the GR constructions is a small builder.

i know them from past 4yrs i have visited there individual bungalows, there previous projects also. they have 22yrs experience in construction. they started there company 1999 before that they were contractors.
when you give negative talk about the on going project i think you are one the builders who just spread rumors to gain other customers.
when you talk to another person you have to know about them you don't no where does the gr shree nivas, gr comforts. by seeing the website you won't come to know everything.

2 .WATER CRISES

every part of Bangalore has water crises. not only in sarjapur road. i have visited the puravankara seasons which has more than 900 flats they have drilled 13 to 14 bore wells. Think about those who have brought their flats there. i have spoken to the builder he told me that they have 4 bore wells drilled which they have sufficient water to all the apartments. any way that is builders problem because he is going to maintain the building.

3. the agreement mention extra charge that is nothing but the vat and the service tax even builder and the customer have to pay for that.

4. if someone just recommends don't blindly believe experience makes you feel wat actually there are.. i have visited GRC Brundvan the other ongoing project in mysore road, i have vistied there once when i was on my way to home. i think it is best option to invest or to buy a home there because everything stays close and every day you walk to the gopalan mall which is just 400 mts from the building.

5. to the forum members please don't comment if you don't know about the project or about the company.


i am little confused to invest in gr sagar nivas or grc brundavan.

Mr sandeep and srini : i am not trying market there building.i am customer in there previous projects and i now about them now i am investing in there company. please don't comment like this because it misleads another customer.

Default Road expansion

Could someone throw light on the Hosa Road road expansion plan? We read somewhere that properties that need to be demolised for the expansion have already been served notices.
GR Constr says they have left sufficient margin but does someone know for sure that their Sagar Nivas property is a safe distance away? Or is it best avoided?

I am also planning to buy an apartment in GR sagar Nivas. They qted 3000/- per sqft and they said its negotiable.

How is ur experience after booking an apartment here? Do u advice to book a flat here??

I booked my apartment in gr sagar nivas. i have checked all the documents and my agreement is also done. there is no problem in there documents also i have enquired about the road expansion they are going leave around 6 meters from road. which is already specified in there sanction plan. which is not going affect the building at all.

Underground water bed in Sarjapur is unfortunately not that healthy.Every flat there pays around 3000 rs per flat per month to buy water from outside.

2) FUTURE DEVELOPMENT

The only scope of development in this area was upcoming Infosys campus, but that's been shifting to Pune because of various reasons.

if any one has booked a flat in GR sagar nivas recently? i am planning to book a 2 bhk flat. they are quoating 3000 / sqft. but other charges are more. what is the best offer i can get. total its coming to be 48 lakhs. how much they can negotiate.
