Default Current construction cost in Bangalore

Hi

A friend of mine is planning to start construction on his 4000 sqft plot in Sarjapur Road, He has just returned from US and is not having on the ground information.

Can you pl help him confirm the following details

1 Road in front of his plot is 40ft - so FAR for his plot will be 2.5. Is it correct?

2. He can make a basement as well. Is it correct? Are there any legal restrictions to it?

3. What will be construction cost for basement (per sqft) - approx range?

4. What will be construction cost for G floor (approx. per sq ft for an average residential quality construction?

Thank you for the information. I have similar queries so thoughti will post it here for others to get this good piece of info at one place.

you get up to 2.25 FAR considering your site is in commercial zone

Basement with out wall is equal to other floors ,in fact it may cost you more for professional water proofing,additional rainwater sumps,concrete walls all around etc...

Constructing wall partitions for shops wouldn't shoot up costing drastically ,marginal of 50/-per sft .If you are planning for for every shop it shoots up by 300/- per sft.
4. What will be construction cost for ground floor and 1st floor, considering it to be a commercial construction?
Commercial construction starts from 700/-per sft ,if you are planning for lift ,gen,transformer etc will be extra from 700/-per sft.

I wanted to understand how is FAR calculated in different areas of bangalore? Is there any book or anything of that sort where you can refer to?
