I have come across a cheap apartment in Electronics City, it costs only 21 lacs + Reg. charges. There is no extra charges for car parking, etc. If we calculate, the total cost of the apartment per square feet is around 1750. One of my friend booked the apartment there. The builder is small and good reputation with the previous customers.

One more thing, it is not the luxury apartment category. If one who is looking for the very much economic, then it is the good fit. It don't have the play area, gym and swimming pool. Lift and Generators are provided. I recommend my friends for this apartment.

HI Ravi,

He is small builder and there is no marketing company associated with this builder. The sales are happening through only the referrals. I have bought an apartment in his previous project Reliable Domicile. I came across this new project and posted it. More over it is his own plot, so there is no issue on the land documentation.

A significant problem with small builders is that they get approval for a certain number of floors and get all the flats booked. Later, during the final stage of construction, an additional floor is constructed (which is not per approval). They say the Pent housed so constructed are a property of the builder and they will let them out for rent.
Please avoid such builders as the owners would be at risk once the deviation is noticed by the authorities.

It is not about the small builders. Big builders like DLF also without approval they are constructing the apartments. My suggestion is to select a good small builder with good execution of previous project and buy it. Small builder means it is not the first project, he would have completed many other project, just inquire and verify if he has good reputation with the customers.

how can we deal with the builder if he has illegally constructed and we already had taken the agreement for the flat.
Is there any legal action we can take against him? can you please suggest how?

There are no serious actions can be taken against the builders even if you have all the laws in place. They can buy anyone using the money. That is the current situation. It is responsibility to verify the documents before purchasing the flat. Hire a good layer and verify the documents.

Correct. Agreement and all the documents will be void if not approved by relevant authority, you will have to use goodwill or influence to postpone demolition or vacation by authorities. Secondly, you will have to use your influence or negotiate with builder to get your money back.

Yes. You are correct. One more thing is that builders are very familiar with the local people and all govt. employees in the registrar office. Customers should be careful while dealing with the builders. The only good thing is to use our friends circle and learn about the good builders.
