Default New BDA layout plot allotment in 2013

Hi All,
BDA has completed the land acquisition in Nadaprabhu Kempegowda layout and soon they are going to allot the plots as per the seniority. BDA has already called in tenders for land leveling, earth work, roads, etc.. Please refer the below link for reference and validation. BDA is not going to construct apartments as I could see many folks in this forum are talking about. They are going to allot the plots

Thanks for sharing... I think this will bring some traction to West Bangalore.. Prices on that part of Bangalore are sane at around Rs 1000 per sq ft and I hope the same with this BDA layout as well unlike BDA layouts like Anjanapura etc.

1. Will there be Political Issue to form the layout:
Overall the current political situation is too bad in India. Karnataka is still better as infra projects such as flyovers, metro, etc. are getting developed. No party has good leaders with maturity.
Till not not even a single layout formed since 2003 is a major concern for BDA and for the govt, they are answerable to public and which is sensitive and also to please the middle class for vote. I have met the asst commissioner of BDA last month and he mentioned like that. For the new layouts, BDA is giving 40% developed land in lieu of compensation and as well as 2 bonus plots for one acre, hence farmers have co-operated with BDA and signed the agreements. It is very much profitable for the landlords.

2. Will there be any land aquisition issues to delay?
Why will the landlords oppose when they are getting 40% developed land or 80 lakhs to one crore per acre as compensation and as well as 2 bonus plots for one acre, hence farmers would be eager to provide the land and have provided already(I have the proof for that). Moreover the current running land rates are much below what BDA has offered. Layout Krishnappa (Developed SLN city, adjacent to this area) and other private developers (SMM, renal garden) have bought the land starting from 20lakhs in that locality ie. Magadi road to Mysore road belt(MM belt). Why not give the land to BDA for higher price? Now BDA has changed the land acquisition policy after the arkavathy issue. Arkavathy layout is a different issue altogether, as everyone knows, farmers have been provided only 5to 8 lakhs per acre. Hence farmers agitated to give land and will agitate forever for sure...

Latest developments:
Good part is that BDA has paid 50% compensation for the farmers (who have given all the documents). I have met few farmers last week and gathered this info.

New trend setting by BDA for new layouts:
BDA has learned a lesson after unsuccessfull in providing the basic amenities in anjanapura, bsk 6th stage. Hence this will not be like the old BDA layouts which have been developed a decade. This will be model layout which will have Villas, apartments, plots, etcc. with all amenities and kind of a township(Told by BDA commissioner Bharat lal meena) (Search in google also if anybody does not believe). There is a Mini vidhan souda coming up in this layout (sulekere forest land).

Final and most important for a IT person like me is IT park. The land for IT park is sanctioned in this same layout which will be PPP basis (refer the 2 week back TOI paper)

I have done all this research because I am an eligible candidate for allotment in this layout, i was unsuccessful in last 2 attempt (made from my father's name). My seniority is due, hopefully I might be lucky this time.

Please shout if anybody is sailing in the same bout......

Looks like people in this forum have lost the interest in BDA plots?? I would appreciate if more people in this forum start updating and commenting here.....

BDA distributes Rs. 20 crore to 32 land losers.
STAFF REPORTER.
The Bangalore Development Authority (BDA) on Wednesday tried out a new experiment of going to the villages where land acquisition for the proposed Nadaprabhu Kempe Gowda Layout is in progress and handed over the cheques to land losers on the spot.

The BDA had issued final notification to acquire 4,048 acres spread over 12 villages. To speed up the acquisition process, a BDA statement said, a office was set up at Kenchanapura in Bangalore South taluk.

“The documents of the land owners were verified and compensation was issued through cheque,” the statement added.

As many as 32 cheques were distributed to the owners in Kenchanapura, Bheemanakuppe, Pamasandra, Kommaghatta, Kannelli, Sulikere and K. Krishnasagara.

The amount distributed by Commissioner of BDA Pradip Singh Kharola, was over Rs. 20 crore, the statement added.

ligibility to apply for a BDA site:
• Persons who have attained 18 years of age.
• Domicile of Karnataka for 15 years prior to date of registration.
• All India services 2 years Domicile Certificate (Central Govt Employees).
• Persons who does not own previous BDA allotted Site/House.

How to apply:
1. BDA will call-for the sites in national news paper (especially kannada newspaper i think so no sure), just like how we see the BDA corner sites auction. In the call for, they would publish the complete details such as where to collect the application forms, whom and how much to provide the DD (20% of the value) (refunded of not allotted)
2. You need to fill the form along with ID and address proof and DD to BDA.
3. Based on the seniority, you will get the allotment. Even if you dont get the allotment,no issues, you will be treated as a senior member in the BDA books and the chances of getting the allotment in future is highly likely because in the next 10 years, BDA is coming up with many layout across many good locations such as yelahanka, Whitefield, Sarjapura road (opp to Wipro corp office) where the running rates are 3000/sft. BDA prices will be much much cheaper (not more than 1500/sft) even if the market is matured.

When to apply the BDA sites:
After the complete land acquisition process from BDA, they will announce/call-for the sites in national news paper. Then you can apply.
My sense is that, BDA has aquired around 70% land in Kempe gowda layout. They might launch it anytime next year by March 2013.

For BDA, sites a costly affair:
Buying a BDA site will be a distant dream for Bengaluru citizens, all thanks to the spiralling price of land on the periphery of the city. Hitherto, the BDA was allotting site at reasonable rates as the cost of land acquisition was cheaper until 1995 and earlier. But, the market rates have shot up to as high as Rs 1 crore per acre for agriculture land in some parts. Recently, the BDA has announced Rs 80 lakh to Rs 1 crore as compensation to farmers for the land acquired for Nada Prabhu Kempegowda Layout beyond Sunkadakatte (near NICE corridor).

During 195, BDA had allotted sites measuring 30x40 feet dimension at Arkavathi Layout for Rs 5 lakh. With the increased land price, a BDA site at the Nada Prabhu Kempegowda Layout will cost at least Rs 22 lakh for 30x40ft dimension site. Apart from land acquisition cost, the BDA would have to spend at least Rs 1 crore per acre for formation of layouts along with required civic amenities like roads, drains and open spaces. The BDA can only form 12 sites per acre. According to a rough estimate, the agency will have to sell sites at the rate of Rs 1,833 per sqft, said sources in BDA. The BDA also faces competition from private layout developers(SLN City) as some of them offer sites less than the BDA’s price. With the present trend, the BDA would be forced to shelve the layout formation as it cannot offer sites at reasonable prices as it did earlier, rued sources.

As a remedy to it, RTI activist B.M. Shivakumar says the government must step in to allot sites at reasonable price to citizens. Instead of acquiring farmers’ lands at high price, the government must shift its focus on recovering encroached land. The reports submitted to the government by A. T. Ramaswamy and V. Balasubramaniam panels on encroachment of government land should be considered seriously. The reports have said at least 12 lakh acres of government land has been encroached upon in the State, including 41,000 acres in Bengaluru. The encroached land must be recovered by the government and given to BDA for formation of sites. Only then can BDA can allot sites at reasonable prices to the citizens, he suggested.

BDA should build apartments/villas instead of providing sites in Nadaprabhu Kempe Gowda Layout, provided BDA also provides other infrastructure like roads, sanitary, public transportation etc which will be at least as good as other developed layouts and there will be enough measures to ensure the quality of construction. We Bangalore-ans are more interested in sites rather than flats, unlike Mumbaikars or Delhi-ites. Hope this mindset will slowly change and people will be more and more inclined towards community living, which will save the land and money too. And this may bring a check-and-balance on the apartment prices quoted by private builders.
Well, there's lot of hope on the cards;-)

I am born, grownup and studied in karnataka, living abroad past few years.
Willing to return back now.
Not sure if I am elligible as "Domicile of Karnataka"

Will keep an eye for new BDA allotment(to become senior)
