Hi,

I have heard that, their earlier project also was developed with a slow pace.We can understand that they are gonna take time for this project as well. I dont know if any other projects near the vicinity of platinum city offering the plots at competitive price. Unable to decide whether to go ahead with this project or not?

Did you find any plots near Budigere? I think the rates will be definitely high ( above 1.5k?).If you expected the developed layout with approval, definitely their ask will be 1200 psft. Still not sure how these guys will develop this layout.

There are projects like Anish palms, Confident group which are 7 kms away from this place on the road connecting sidhalghtta and chintamani (sulibele hobli). Anish palms is actively developing and their quote is 1k. They have few west facing plots.

SJ green has 4000 sft plot rate of Rs 1150. You can check if you want bigger plot.

Platinum royal city might be slow in progress but the quality of work is definitely good. they have done a better job. Good water tanks, roads and lamp posts.

There is moderate risk in Platinum city but there is a hope that it might ripe benefits at later point.

Again, this is just an idea if you were confused, but not to influence any decision. My papers are with lawyers I will give opinion of that once i receive it from lawyer.

Thanks for the info shared. Any idea on the running price now? For myself they are quoting 950 rs. They are reluctant to negotiate.

If there are 4-5 in a group, we can get it negotiated to Rs. 870 - 885

I had mentioned this to you .. but everyone is so crazy about sites that they think every project will be a gold mine. I am repeating, the cost of land and development all inclusive cannot be more than Rs 500 per sft. Buying at 900 rs and expecting it to go up further is not going to work out. Also beware of people on this forum claiming to have bought in the layouts. The developers nowadays are using all possible gimmicks including creating fake profiles and promoting their ventures.

I dont agree with you.

I suppose now for registration the minimum land rate fixed by the Government for this area itself is Rs. 600 per sq ft and then how can you say that it cannot be worth more than Rs. 500????

I had seen couple of good east facing plot in SJ green for Rs. 1150/- and kept thinking like this only that the rate is hyped and it is far of from Hosakote and finally everything was sold off.
So this time I dint do that mistake here... just closed my eyes and purchased... lets try our luck. For sure we wouldnt loose anything at least even if i sell it off after few years.!!

The lawyer requested 12 more documents from the developer which I have forwarded to platinum properties. Arun from Platinum told he will try to get as much as possible by coming friday. I have clearly told them that only if they give required documents early, I can proceed. Lawyer verification easily will take one month. Also i request everyone here to do their own layer verification to make sure their Sy. no are free from any litigation.
