my lawyer asked 5 documents they already provided 3 documents ... reaming 2 documents probably in this week end i ll get my lawyer was satisfied with those documents untill now

All,
Arun from platinum handed over 11 documents out of 12 for one survey no and 10 out of 12 for the other one. He promised to give the remaining next week and confirmed that those documents are applied in government.

I will hand over these docs to my lawyer and wait for his opinion.

I spoke to the MD, and as per him if we book 4-5 plot in a group, he can give it for 850/- or else if you are alone pay 50% the amount and get it for 850/-. Ist options only sounds good ..

I also researched more on this area and if you check for a acre of land, it available for around Rs. 150 to 200/- sqft max.. dc conversion would be another 1 to 1.5 lac per acre which we get within 40 days.. Development would cost another Rs. 100 to 200 sqft Maximum.. So the builder which is not one of the reputed one's is getting more than 100% profit on every sq ft he sells..

Seriously.. real estate is really a good business..

Location also matters a lot.. Remember Marathahalli vs Bellundur.. few km. but huge price difference..

I'm really not sure which area would get developed better.. Hostkote - Chintamani OR Hostkote - Malur ???

Can someone please provide some info...

Avinash,
Do not try to compare a acre of land and dc conversion. If you think of doing it yourself it's very difficult. Note that no body there is ready to give you land for outright purchase.they do only JV.

It's a BMRDA property and not dc converted. You should think of also bribes that should be paid. Roads themselves take 30% of land and all other amenities put together 45% of land goes to common area.
Development I think will cost minimum 200 PSFT since he has to put roads and other amenities.Also you know that the flats at Bangalore are sold At 100% profit so are these guys.

Reg, malur vs chintamani I think chintamani is my vote. But do not know whether sidhalaghatta is a right place though.

I had been to Platinum city on my own yesterday and found no activity happening in this place. Absolutely no hint of proceeding with any kind of development yet. Not sure when these guys are planning to go ahead with the development. I presume they are still awaiting BMRDA approval.

I had been to Anish Smart City which is very far and isolated place on Malur road which is approved by MPA.

Comparatively I found Platinum city to be a better project in terms of road approach and in terms of appreciation.

But Anish Smart city already they have started with roads, electricity and all...Price seems to be cheaper (Last price quoted to me was 750 rs compared to 950 rs from Platinum city). But I am not sure about the appreciation here.

Confused, confused....

Check Anish Palms, the development is going on very fast there. They were quoting 1k when I asked. Dont buy anything not BMRDA for Rs750.
