Some 40 flats in Shilpitha Splendour@ 3600. Possession in 2 months. Is it worth the price?

Please provide feedback.
Also please suggest some 3BHK project which is ready to move, near outer ring road and cost around 3500psft.

Good news for investors, Maithri developers have just launched there Shilpitha Splendour Annex@3750, in Mahadevpura. There previous project Shilpitha Splendour(just next to it) was sold at 3600 till last month and was ready to move in.

Another solid example of builders just jacking up the cost

Default This New Project is not worth for 3700

My Self Samran Babu and We are staying next o this Apartments and This builder called Maithri developers (B.V.S.REDDY) is full of Money minded and he is not at all bothered on quality of work and Customer satisfaction....
He is just behind the money and he is one ubscanned person in AP sometime back in AP around 2004 with 20 lk....
He is simply hyping the prices and trying to make money....

2500 to 2800 is a reasonable price if he gives in right time (within 2 yr’s).

Don’t become ideates with this Builder and sometime he was telling there some Noth Indians who are ready to busy in Putting’s.
Dear Noth Indian guy’s or South Indian Guy’s please think multiple times and invest. This Builder in not worth paying.

Default Shilpitha Spendour annex

Hi all,
I am planning to book one flat in shilpitha splendour annex. I am very much convinced by the location, but I am a bit tensed after seeing the above comment on the builders. IS there someone who already booked flat in shilpita splendour pls contact me .

they are quoting 3650/sq feet and possossion time is 18 months, anyone please suggest me is it worth or not??

yours suggestions are very valuable to me since I am new to bangalore.
If anyone planning to book flat there kindly contact for a group booking.

On 18 Feb 12 builder qted me 3250 /Sq feet for ready to move in shilpa splendour .......


3750 is crazy price for this type of builder.

Dear All,

3750 for a sqft at Annexe of Shilpitha Splendour is really not worth the price. It can be given only if its a ready to occupy flat. Also for the kind of builder Maitri is, absolutely not. Please see the link below on the kind of experiences people in Shilpitha are having on with the builder. The builder says its a completed project o his website and brochure of Shilpitha Splendour Annexe, while lot of items in common areas are pending for the appartments.

Yesterday I have visited the project location. My feedback on the project.
The previous project "Shilpitha Splendour" looks good. about Shilpitha Splendour Annex.

1. The Price is little on the higher side (3200 to 3400 should be good price for the location)
2. Floor Plans are pretty bad.
3. They are saying 18 months construction time + 6 months spare time.

Guys, I visited the site of Shilpitha Splendour Annexe. I thoroughly inspected the existing construction Shilpitha Splendour also. Here is my unbiased view.

USP of project:
1) Location - Without doubt this is best location and it is a big positive. All major parts of city are within reach. Distance from ORR is optimum. Far enough to avoid noise of vehicles... close enough for the easy connectivity. This project will be close to upcoming metro station at narayanpura too.

Shortcomings:
1) Too many flats crammed into a small space. Shilpitha splendour has fewer flats per unit area, but Annex is crammed with 140 apartments in a small space.

2) What you see is not what you get. Do not go by the Block 1 of shilpitha splendour...Swimming pool n block1 is built to attract customers... take a walk inside... go to block 2... inspect the flats... the doors and windows are poor and poorly installed... Lifts are badly installed and the orange color lifts looks too bad... The finish is very poor on doors, windows kitchen etc. There are no badminton courts or gym as promised by builder... the area where jogging track is supposed to come up are already cemented...
A careful look at the brochure shows that the block 2 exterior is totally different from block1 and what they show on brochure... Am sure builder will have silly excuses for these issues... extrapolating to annexe... i expect lot of deviations from the plan being sold... and also do not expect any amenities.
3) Price... 3750 is too high for this builder... negotiation to 3600 is not sufficient either... price shud not be more than 3400

Summary: Current project block1 is misleading.. go deep into block 2 to see actual quality of material used. Do not expect any amenities from this builder.
Existing project is better than upcoming annex as it is more open... I am personally considering a resale flat in existing apartment... many people who booked 3 yrs back are happy to sell at lower price after recent rally in real estate price.

Hi Friends,

My known one is staying in shilpita splandor and few updates from this Builder…

1. Promises: He Promised many things at the time of booking it seems
Like 4 Party Halls, 4 Gym, 3 Play Areas, 3 tennis courts etc…
Output: He is not providing this he was telling who promised and I am not responsible for Sale people promise
2. Quality: Not at all good and looks like crap Builder
Every Where we can see water leakages
Not at all good finishing
I would say NO quality work on any of things…
3. Customer Satisfaction:
This Builder Reddy does not know how to talk and he Is not having Commonsense
He is not a honest person
He don’t even respect once you pay the amount

Final Summary: Only he is able to run the show because of WTC and accessibility to Outer ring road, else he can’t even sell this for 1500 to 1800 per SFT…

One more thing is he tries to compare with some other builders like NCC and Nester… where is nothing in front of them….
I would recommend you to ask and show the Output in the current Project. He did not even finish existing project and he says it is completed project.
