Default What should I go in for 2BHK or 3BHK?

Hi all

When I first bought my flat in Bangalore way back in 1985 I was then wondering whether I should go in for 1 BHK or 2 BHK.

In fact I initially booked a 1 BHK and was done with it. However due to certain unavoidable reasons I had to relook for an apartment when I stumbled upon a 2BHK which I own as of even today.

Looking back I was wondering how lucky I was that, because of circumstances, I was forced to go in for a 2 BHK, as within a few years I realised what a good decision it was.

In the current context the dilemma, most of us have, is whether to go in for 2 BHK or 3 BHK?

I am convinced that at the beginning itself one needs to decide because as time flies by one finds that the gap between 2 BHK & 3 BHK keeps on widening and if one can stretch it may be a good idea to book a 3 BHK rather than a 2 BHK!

I had been to same dilema last year when i upgraded from a 2BHK(1245 sqft) to a 3BHK(2072 sqft).

The gap was 26 lacs last year and since than both the properties have appreciated a lot. In last 6-8 months properties across the bangalore have rised sharply. The gap between 2BHK and 3BHK have now increased to 40-45 lacs and i would say had i not taken the decision at that time i would have not been able to buy it now or have to take around 20 lacs more loan compared to last yr.

Last year i was thinking and many suggested that its a big difference but looking at today's prices I feel very lucky to have take the hard step last year.

My personal experience.If someone is looking to buy a flat for self use then upgrade to 3BHK as soon as possible.

For investing again the 2BHK are the best option as the transactions are more due to low price.

1bhk is very difficult to sell. Even renting out is tough. Generally only fresher bachelors prefer to stay because of low rent. 2 bhk is very easy to rent out if the locality is near to any work location. 3 bhk is good if you want to live for yourself and you have at least 3 members in house. My personal experience with a 3 bhk was not so good. I lived with my wife and parents in a 3bhk. Till my parents were there, everything looked so good. But once they went to their native, it was just me and my wife. The 3 bhk started to look too big for just two of us. Cleaning, maintaining was more time consuming. Finally we shifted to a 2 bhk in a better society (with amenites) and the living experience is much better.

That is true.

But if you like the place where u r staying and are satisfied with the amenities provided there then it makes sense to go for 3BHK for own use.

Ideally need for a 3BHK for self use arise after the age 35+ when u have a 4-5 yr old kid. As these days every kid want to have a seperate room and if your parents stays with you or visits you then it becomes a problem to adjust in a 2BHK.

Bt yes a comparision should be a 3BHK or 2BHK in same society.

Living in a bigger place and compromising on the amenities and quality of life does not fulfil any purpose.

Also with the advent of budget accommodation nowadays (basically smaller apartments), the choice can also be something like a small 3bhk (1100-1300sqft) vs a big 2bhk (say 1200-1500sqft). Can someone shed some light on that

for investment a small 3BHK will make much more sense as the amount to be invested initially will be less say around 35-40 lacs and returns will be more in percentage terms.

If that 3BHK price rises to 55-60 lacs then u have around 50% returns on ur investment.

Perfect example will be SJR Unity and SJR avalon. Launched around 30-35 lacs now cost around 60-65 lacs.

For self use , that small a house will not be a long term planning.

The whole contention of this debate was to buy a 2BHK or 3BHK for self use. For investment always a small unit is easy to enter and exit.
