Hey,

I just recently check it at Ashadeep. They have sold about 350 villas long back. The resale price is about 85 lacs. The appreciation is HUGE. They have also sold about 800 low rise (G+2) and high rise (G+9, G+8 etc.). The property appreciation is tremendous. I had bought a Walkup Apartment (G+2) which has an increased resale value of atleast 1.5 times my cost. Also the walk-up rent that I am getting is 40k per month. I highly recommend this project and I think you should go for Marigold walk up apartments, which they have launched 2 weeks back and are 50% sold.

Hey,

I think the look of the project that is proposed by Ashadeep group is much better. And also they have sold about 40% of the project in just 3 months and according to my info there is no sold flat on the resale market. The price has already crossed the level of Ashiana Aangan. Ananta Jagat is the most premium project now in Bhiwadi. Would appreciate your views.

I dont think so. Even for a like for like project, bigger brands are easier to liquefy and commands a premium in most of the cases.

So for investment, Ashiana will always be my first choice until it sells at an exorbitant price or extremely poor location, which is not the case for Ashiana Aangan, Neemrana and Ashiana Town, Bhiwadi. The success also underpins the trust and comfort in investing with Ashiana.

Other than that, Krish Aura and Nimai are other two good projects in Bhiwadi.

I guess its a difference in approach and outlook. I have been investing with Ashadeep for a sometime now. They have constructed more than 45 lac sq.ft. in just 9 years with such a good quality and on-time delivery. Their projects have shown an upward trend by a good margin for investors. Comparing the two I guess the uplift in BRAND VALUE is much higher for Ashadeep. Even now the market sees both the brand on the same level. I am sure Ashadeep would overtake Ashiana and become the no. 1 brand.

Krish Aura and Nimai are too far behind. They are not even in the league of Ashadeep and Ashiana.

Hii,

I am agree with you Mr. Amar, Bcz one of my friend investing with Ashadeep and he got huge appreciation from Ashadeep Neemrana Project. They have great maintenance concept, they charged only one time maintenance charge on before possession. this is entirely different from others. i am impressed. i also would like to invest in project like that. Please let me know how to reach Neemrana and where is exactly located???

Hey vijay,

Appreciation is very good indeed. Their project is in the japanese zone. Its about 300 m from NH8. Just next to Anant Raj and Eldeco. They have a big land bank there.

Dear Vijay,

Yes, they have Royal Club in 2 Acres. i just recently visited Green Acres, Neemrana they have lots of option in G+2 and G+9. One positive thing they have transparent deals on all charges. they deals on Total sales consideration this is so different from others.

But, Please let me know about one time maintenance concept???? Its not esay to digest.................

Visited ashadeeps bhiwadi and neemrana property today...

- The drive from gurgaon is just pathetic..NH8 sucks big time...Hope all the construction work soon completes....i asked the toll guy when will the roads completed..he smiled and replied in his jaat bhai tone...."sir sadak tu na banegi,company gr8 hai yeh."-

Conclusion : Bhiwadi should be regarded as a complete independent town..not like its promoted- work in gurgaon live in bhiwadi.

- I liked layout of anant jagat..nice fare deal they have.. around 38 lac all inclusive for 2bhk. 5th floor . Payment plan also is good. 10 % is the max demand at one GO

- went to neemrana n saw the villas n floors..they were just awesome...thinking to book in marigold.

- drive back to gurgaon took me 3 hrs...

It seems to me that there is an oversupply of flats in bhiwadi... plz share your thoughts......

I also appreciate layout plan of Ashadeep Ananta Jagat in Bhiwadi they planned fabulous landscaping in their project.

Ashadeep one of the single developer in bhiwadi deals on total sales price, other builders design complicated payment plan which is not easy to understand by investor. i also heard about they charged second installment after starting of construction but others are not, this is positive sign of builder reputation.


This is true there is an oversupply of flats in bhiwadi but, Investors still looking for good quality construction on good location with cheerful amenities.

dear NH8 sucks me too.........wait for next government may be they will work on that....
