Default Victoria Heights peer mushalla

Hi- I am thinking of investing in Peer Mushalla. Went about a few projects and finalised Bollywood heights and Victoria heights. What is your opinion? Bollywood heights is a bit overpriced I think. Victoria heights 1745 is around 65 lakhs all inclusive and in Bollywood nothing is less than 1cr. What are the other good projects?

Hi abhikul, the oreintation of Victoria Heights is such that only few flats in front will have enough sun-shine. This is after construction on both left and right side are done, the club house is small and the builder is non-committal about the facilities in club house.

I would suggest that take a look at ATS, Derabassi. They have entry right on highway and the project has space reserved for hospital, hotel, golf course and school. Except for hospital which I hear they are in negotiation rest of the infrastructure is in place or being developed.

The floor area is also more than Victoria Heights, the LifeStyle multi story apartments has a big open area in front of it and it will ensure that the 50% of the flats are east facing. They also have lawn tennis / badminton / swimming pool / basketball / squash etc.

This project is approved by punjab govt and its better deal for the same cost. Also check the construction quality of exisiting Perlude apartments.

Thanks Niceindy. I have already seen the project. It is a good project but it is too far away in my opinion from the tricity. It will take atleast another 5+ years for it to develop considering Mullanpur has also started to develop.

What are your thoughts abt Bollywood heights? I only I want to invest in Peer Mushalla

how about Imperial Residnecy.i have heard this is a good scoiety.

Imperial residency is good too but I thought in 3bhk Victoria is better compared to sample flat compared to design, balconies and caroet area. Also cost of imperial is more than Victoria.

However, Bollywood heights wins hand down compared to both thought cost is higher. If you have no cost consideration, then BH is best. From returns both Victoria and Imperial should give good returns.

Also with Royale goof up, other societies will take time to come up. Yet the infrastructure of sector 20 is making the area liveable and close to everything.

Hi Abhikul, mullanpur is 10 yrs project.

ATS has already delivered plus the price escalation is better happening in Derabassi than Zirakpur. I have personally invested in the project for living purposes, they have a school started and what I heard the ATS Valley school picked up good teachers from Gurukul and other good schools. The infra is already getting in place, I have checked the commute time from VIP Road to CHD and DB to CHD its same rather its more convenient from DB than VIP Road. Most of the schools in sector-20 PKL have buses plying to ATS.

Yes, peer mushalla makes more sense if you want to immediate occupancy. But 3-4 yrs hence ATS will be lot better livable for pure reason that it will have all the amenities inside.

The property scenario is changing in Tricity, thats the reason the flats are vacant. Its becoming more like NCR, people besides looking for a home are also concerned about security and amenities and construction quality.

Rest its one's individual choice based on their requirements, my wishes are with you where ever you invest. At the end I think you are also looking to live like me, and we can only pray and hope builders deliver on their promises.

In peer mushalla, I liked victoria heights better than other projects because of its floor plan. Rest, the empty land pockets there can be converted to anything. So choose wisely, and take a flat which has assured sun light.

My friend had bought a flat few years ago on third floor but now he is stuck as a multi story apartment is coming along which will effectively block all sun light.

The cost of apartments in peer mushalla is also in 60-65 bracket if you select a flat which has assured sun light. Probably you won't get one as all this lot has been booked, its easier to dispose of such flats if need be.

After reading about ATS in this forum I went there to check their site, the floor plan is good and the way the layout of the towers are there at least 50% of flats will get assured rising sun light and 25% assured setting sun light (from west). The pricing is comparable with peer mushalla area and is cheaper in terms of per sq ft in addition to better amenities inside the township.

I just went to see ats and to decide between them and projects in peer mushalla. Ats project is good but the location is a problem. The township is good but for how long can one stay inside. And once you are out, derabassi is like a village. It will take atleast 20-30 minutes to reach a good market or the main areas.
So I have decided to close on peer mushalla. I am getting Victoria heights in the first tower for 65L for 3 BHK. Bollywood heights is out of budget for me. Also Victoria has huge balconies, what I liked the most about them. Anyone knowing a better deal please let me know.
