Default Adroit Artistica - OMR Sholinganallur, Chennai

Adroit has put-up their hoardings for their new project Artistica. Location is ON OMR (Eastern-side) opposite to GreenTrends. Their website has very little details. Seems Adroit has got the location spot-on. If Adroit gets the pricing right, Artistica is sure to give Appaswamy, Ceebros and Lancor a run for their money!

Adroit sholinganallur has changed the name, check the website. i guess there will be a new name given to sholinganallur project. I spoke to them and came to know it will take another 3 months to launch and its going to be a high rise building. I am planning to invest but personally feel the only disadvantage is the pollution. The location is very next to the main road and sholinganallur junction, any thoughts? Apart from this i guess the builder is really good.

Which pollution? Due to traffic on the main road.

Then all apartments on the Poonthamalli high road should go

Traffic Pollution is immaterial for high rise buildings. Manhattan is one example.

Guys i take my words back...Few days back the website was showing Artistica in T nagar and today they revised the location name again as Artisitica Sholinganallur anyways it doesnt matter. Just thought of sharing the info.. thats it. Artistica is 2.5 acre and high rise. Yes i am talking about the traffic pollution not because of main road but of Sholing Junction we know how it turns in peak hours but in future we can expect a flyover here (hopefully dont know how long it will take) Adroit is about 280m away so i guess there should not be much noise..its just a personal concern because I am keen on this project. How is lachor center height comparatively ? heard they cut down 7 floors to 4 floors and they are relaunching next month. i feel it is nicely tucked in residential area.

I stay in a flat just next to a small street which is a shortcut for cars to reach another main road. For me this itself is like living near on Main Road in terms of noise and dust.

Our Fans and TV give away the amount of dust that collects during a day. About noise pollution, our neighbouring flat runs the sump motor for almost 3 hours a day spread over 4 intervals. This is enough noise pollution than a conjested traffic.

So I guess for Indian standards, all this talk of pollution, both air and noise, is a little funny. Come on!

If we start measuring the suspended particle count and the content in the air an publish it on CNN, the West is going to start treating us as aliens (since we live on both Oxygen and Carbon di oxide and the rest - I am weak in Chemistry)

Our apartment in Chennai is on a main road, I can vouch that you need to make a few compromises when you decide to live on main road. Pollution and noise (blaring horns all night) are inevitable and definitely worse than for an apartment tucked away.

Good news is, you'll eventually get used to it

You could install sound proof material or a white noise generator might also help. Going as high as possible (but not the topmost floor) is a reasonable solution as proposed by radnats

@SR how does load vehicles affect high rise apts. If you are referring to emissions, yeah when the whole environment gets polluted you can't do much, but still going high should help a lot with noise, pollution and mosquitoes.
You may also get better ventilation, light and view. But summers might be bad with the heat.
