Default Building plan developer & Construction Cost per sq. ft in Chennai.

I want to construct a new house with perfect building plan. I need a building plan with Vasthu Sasthram for my new construction house (land area is 34 X 60). Kindly help me the best building plan developer in Chennai itself & Cost wise cheaper also.

I want to construct a 2BHK house (only ground floor) in 1000 sq ft approximately. What will be the construction cost per square feet to build in Chennai?

Rs 1500 to 1800 per sqft.

Best building plan and plan as per vashthu can not go together

best building plan is something which is designed as per vasthu. It is possible to have a best building plan with clear vasthu but depends on the location. Any one who wants to build a new house pls make sure it is as per vasthu, u know in later years it can be a painful thing living in a house with so many serious problems and many will say it is becaz of the new home, and your dream home will become unpleasant one and the investment is such a huge one it is very difficult for ordinary one to change

forget old building, atleast new ones it will hardly cost you anything and do some research on your own (when we do so much for a and camera!!). It is my view.

Default Looking for Vasthu as Primary is Total BS!!

It's impossible to have bad effect or good effect because of Vasthu as I am a vastu expert and practice jyotish also. It's totally wrong and stupidity to say that because of Vasthu, one starts having problems in life???? How idiotic it will be. One's dasa/bhukti and gochara are main cause for events in life. Without looking into any of this, people are making money in the name of Vastu Shastra and people also blindly modify/looking for Vasthu again and again and spend money unnecessarily?? Only in India(where 99% urban people live in apartments unlike western countries where there are more single family homes) people get fooled in the name of Shastra like this eventhough the actual Shastra never mentioned to give priority to this (skewed interpretation to make money?????).....Guys, just done go with hype or vastu sastra...

I want to construct a new house in Korattur, Chennai with perfect building plan. I need a building plan with Vasthu Sasthram for my new construction house (land area is 22.5ft X 40ft). Kindly help me the best building plan developer in Chennai itself & Cost wise cheaper also.

I want to construct a 3BHK house (ground+ first floor) in 1400 sq ft approximately. What will be the construction cost per square feet to build in Chennai?

it is never just he sq.ft rate. theres always something or other which costs extra. you should always be prepared to spend 20%-40% extra on the given estimate.most people are unaware of this and are caught in a bind.

True, using cost per sq ft is a gross simplification of construction cost. For the same built up area, we can save substantially by tinkering elevation, floor plan, etc..

Always decide based on detailed break up of construction cost. Then only we'll understand better how much margin builder is making, what aspects we can avoid to cut cost and explore alternate construction materials or techniques.

Also ask builders if construction cost can be lowered by following alternate design. For eg, reducing ground floor area and increasing upper floor area can reduce construction cost considerably.

Also you can intelligently plan and make use of minimal material to get luxury feel. For eg, using granite for lining floor corners can give same rich feel as using granite for entire flooring and you can also save cost.

Compound Wall, Septic tank and Underground sump are usually not included in the quote. Any cost escalation above 10% should be paid from your pocket during construction.

Please do not go with the generic quote. Sit with a contractor and discuss the plan and your desired specifications to get the actual quote. Do add around atleast 4-5 lakhs to the quote and also be ready to spend another 10-20% extra during construction.
