Default Buying land near morai village Avadi

Could anyone know, what is sq. ft rate in morai village near Avadi (Vel tech college).

Will this be a good investment?

The ongoing rate is Rs. 500 - 600 per sq.ft. Since there is a government construction approved in this area, the rates have increased and it will go high once the construction is completed.

Lot of legal issues.
Big time goondas and politician invtrovention.

Most of land in and around Morai village is said to originally owned by a Zammin.

Now land mafia and politician claim PoA of Zammin.

There was a murder recently of an vigil anti activist who was raising the issue.

About a dozen court cases are pending on Morai village lands.

Three friends I know bought there 2 years ago ignoring my warning now can't even access the land as it is claimed by another powerful group who have fenced a large track of land.

They have been given threats and told renounce their claim.

Each of them lost about 4 Lakhs and will not go near the land or even make a claim.

I would stay away from Morai.

About 700 to 800 acers are affected in legal issues.

i have purchased a land opposite to vel tech college in venkateshwara nagar. I purchased this in Feb 2010, but till now i have not received any patta as they said the patta is not possible now and they are trying to get it soon. when approached many times to agent but his response is always negative and he told me to built a house on the plot so that your plot will be in safe. Can anyone have any details and further improvement abt the site as i feel this place is insecure to invest.

I don't think you can get patta if you did not ensure the patta was in the name of the seller who sold it to you.

To get patta the land has to be tranfered (in the revenue records) by the previous patta holder.

It is not sufficient to hold a sale deed. As once a registrar told me that they will register any document and it is not their duty to check the legals are correct.

Go to the revenue office and check who's name the patta for the survey number is.

Watch out for the nexus.

Everyone is involved, everyone knows what is happening,officials are in it aswel.

The layout developers know everything. They know the land they are selling will be claimed by a third party but they pay a cut to the third party who lets them sell but once sold they step in make claim and the sale is void.

Do not build until you get a patta from the Thasildhar.

A group of residential plot owners in Morai village, near Avadi, on Friday have alleged massive land grabbing by unruly elements with the active connivance of officials and politicians.

Ramamurthy, one such plot owner, said that his three 0.75 ground plots in the village had been usurped by a group of powerful ruffians who had the blessings of an MLA. "I bought the plot on installment from my hard earned life-long savings. Today, the thugs do not even allow me to go near my plot. The pathway is blocked and there is a real threat to our property and lives."

Murugesan, another land owner, also alleged that his plot too had been taken away by the goons. He said that, "Four men including me were jailed on fabricated charges for taking up the issue with the revenue and police officials”.

P. Pugalenthi, whom about 1, 000 plot owners have hired, said that a group of persons claiming to be power of attorney holders of the original landlord of Morai village a Zamindar had been unleashing terror.

"These people claim that they are the owners. They contest the ownership of the plot owners and are threatening these people to give up their claims or face consequences." The plot owners warned that they will agitate in front of Memorial Hall on September 21 seeking justice.

Six persons arrested for land grabbing

Special Correspondent: Personnel of Central Crime Branch of the Chennai Suburban Police on Thursday arrested six men on charges of usurping more than 150 acres belonging to a former Member of Parliament.

A press release from the Chennai Suburban Police Commissioner, S.R.Jangid, said the former MP, S.R.Y. Ankineedu Prasad, who is chairman of Amaravathy Cranes Company Limited, complained that he had bought 164 acres in Morai village in Ambattur, Tiruvallur district, in 1965 for building a factory. Since 2001, a group of about a dozen men had been trying to claim ownership of the land by forging documents and they were also selling sand from the land after illegal mining.

A portion of the land was also sold to unsuspecting people, said Mr. Prasad. Following the complaint, a CCB team was formed and they arrested Rajendra Raja (80), Chitti Babu (45), D.Ravi (41), Joseph Devadas (44), S. Navaraj (33), and K.Kalimuthu (54). The value of the land now is more than Rs.150 crore, the release said.

CHENNAI – Brutal murder of a crusader against land grabbing, Bhuvaneswaran, in a broad daylight has created flutter in the city and the concerns over the safety of RTI activists once again.

Bhuvaneswaran, 37 year old, who was instrumental in regaining grabbed land for a few people in Morai near Avadi by confronting land mafia, was brutally murdered on Tuesday, 10 January. He was also fighting to get back his land usurped by land sharks. There were threats to him, but police failed to provide protection.

Bhuvaneswaran was functioning as the secretary of the association formed by the victims of land mafia in Morai village, near Avadi, an important suburb of Chennai, where thousands of people had purchased land.

Bhuvaneswaran’s struggle was started in response to the continual harassment by few anti-social elements that had occupied the land illegally and claimed that the land belonged to them.  Furthermore, that land-mafia went ahead and started reselling the lands of legitimate owners claiming that the properties belong to manors (Zameendar).

Even-though the Zameendari rights were abolished in 1948 itself, residents and owners of the lands are being harassed by the land-mafia to pay market rates again and re-occupy their lands. No action was taken despite several complaints being registered in the local Police station and Suburban police commissioner.

It is said that about 167 acres of land was illegally occupied by these anti-social elements.
Bhuvaneswaran with the help of different organizations continuously fought to reclaim the occupied lands. He successfully used the Right to Information Act to collect evidences against the illegal occupiers.

He had filed a case with these evidences in the court and had won the case too and got back 30 acres of illegally occupied land and distributed it to the rightful land owners of the region; but he could not reclaim the 10 acre land that belongs to him in the same village.

In this course of struggle, he continuously received death threats, asking him to withdraw the case, even several attempts were made to murder him. Despite of filing complaints in this regard, the local Police station did not take any action to protect him, say the villagers.
Now those anti-social elements have succeeded in removing obstacle on their way, on Tuesday, 10 January2012, he was waylaid while travelling on a motor bike with his three year old daughter, and brutally murdered.

Bhuvaneswaran, who also served as the treasurer of the North Chennai unit of the Front for the protection of the rights of differently-abled people, is survived by his wife, and two daughters aged 5 and 3.

Land mafias illegally hold occupied land throughout the state with the support from either the ruling party or the main opposition party, allege the victims of brutality.
“This incident has again proved that the Dalit leaders have no security of life here. Authorities should take serious note of this and Police should book the perpetrators” says the prominent human rights’ activist Prof. A Marx.

It is unfortunate that section of mainstream media depicted his murder as the outcome of business rivalry in real estate, opine civil right activists.

Why is it that people do not take time to do a legal verification and a through survey before investing in places that have more political shadows.

and the agent is advising to build a house?? read in between the lines that he is fed up with your prodding. do not build a house until things are clear.
