Benefits of investing Plots vs. Apartments in Chennai ..?

Many of home buyers fancy buying plots than apartment as increase in price of land will be higher than that of apartment. Let us look at pros and cons of buying plots vs apartments..

Some of the data are wrong and doesn't make sense. For e.g. "Loan from banks", upto 70% of land value housing companies such as HDFC, LIF HF are providing loans and on "Strain in completing the home" for Flats, you can find many stories in IREF even for reputed and leading builders.

Moreover, this is not related to the thread topic.

Hi Seniors
I been looking for plot for myself In Chennai past one months.I am working in Delhi but for future I am looking for plot in Chennai.
I have shortlisted below properties and need your advise:
1. Individual house in Karasangal. total land area 1800sq.feet and builtup appx 1110sq.feet. House is 10 yrs old but in good condition. This is and building is appd by panchayat .this is 500mtrs inside from Vandalur-orgadam highway in Karsangal village. As of now owner is not coming down from 42 lakh .This is worth to enter at this rate?

2. New CMDA plots in Geruganbakkam
There is new layout wth CMDA aood in Geruganbakkam which is RS.2600/sq.ft. If we negotitae they can give around 2500. Diff sizes are available but rate looks high and advantage is this is within chennai.
3. Urapakkam
Plots are available at 1600 range if we go 1-1.5 km from GST... Is it worth to buy at this rate in Urapakkam.

Request all of your guidance.

1600 at Urapakkam, 1.5 Kms from GST looks good bet, but please share more info on it.

@Dhanam,
1. Are you looking move in immediately? if not, Karasangal may be a good bet as CMBT may function in 4-5 years. Ruby builders Landmark project and others are also coming up in Karasangal...so this place may develop in 3-4 years.

2. Don't know about Geruganbakkam area.

3. Urapakkam - Rs.1600 seems to be low. ?? Is it CMDA approved? Would advice to double check that area and also legal opinion before you even pay any advance.

No. Currently I am in Delhi. This is only for future end use cum investment point of view.The main concern is GV value is only 400 but seller is offering price is around 2300 including 10yrs old house. I am totally confused.

My friend went there to see lay out options. I have no idea name of layout. He saw two layout one was very near to station appx less than a km but rate is 2600 and another one appx 1.5km at 1600.

CMBT may not come at all at Vandalur due to land issues

Yeah true, couple of issues

1. TN govt has cancelled the previous GO as it was based on old law & reates and is yet to issue new GO based on the new land acquisition law.
2. Land identified for CMBT falls under wet land and needs environmental clearance.

So may take some time to kick off.

Default Outer ring road chennai

Hi,
IREF member i need an advice,

I live near tambaram, chennai and my business and family everything revolves around tambaram.

I want to buy a property near outer ring road to construct my individual house . i have located a property with patta near tambaram, kiskinta theme park. Its cost is around 1400/sq ft. where as approved plot is around 2300 to 2500/ sq ft.

but to buy this property i need to dispose one of my property near avadi, chennai. while inquiring the real estate broker. they said that its cost only 350-400/sq ft. according to the broker the land rate is same for the last two years.

For my satisfaction i went to see the land after two years before going for the deal. for my surprise i noticed that my land is very close to the same outer ring road, which is under construction.

where as if i wait and construct my house at avadi the travel time to tambaram is only 30 min through outer ring road.

My question :-

1) Are the brokers cheating?
2) when the outer ring road is opened in 1 or 2 years will the land rate go higher?
3) or else should i dispose the land near the avadi and buy this land with all my saving?

please advice......
