Default Flat rate in Ram Nagar, Madipakkam - velachery

Hi,

I am planning to buy a flat in Ram Nagar (madipakkam). I like to clarify the following
1. what is the rate in that area (3bed room, 1 floor)?
2. Is water still logging in these areas?
3. Is there any problem in this area?
4. Is there any development in this area?

Similarly we got a request on Tansi Nagar (velachery). The same questions

1. what is the rate in that area (3bed room, 1 floor)?
2. Is water still logging in these areas?
3. Is there any problem in this area?
4. Is there any development in this area?

Varies from 2200 - 3500 / sq ft depending on the area - Ram Nagar North, South, Kuber Nagar, Sadasivam nagar.
2. Is water still logging in these areas?

Yes and no. Ram Nagar north - closer to MRTS are impacted always by water logging. Sadasivam nagar is not. Ram Nagar south as well. No one answers.. Some areas are not affected by water logging like Balaih Garden.. and few others
3. Is there any problem in this area?

Ground water is really bad.. In some areas, the water can't be used for regular washing / salt. You would certainly need a water treament plant..
4. Is there any development in this area?

Yes there. But in terns of community, it is more like blue collar.

Should be about 4500 - 5500 sq / ft
2. Is water still logging in these areas?

Closer to Taramani road.. not much. Btu if you go inside.. Anna Nagar etc.. then yes.
3. Is there any problem in this area?

Nope
4. Is there any development in this area?

Yes. Good area if you get it in a decent locality / neighborhood. Onething to note is there is lot of double documentations when it comes to land.. Please double check land EC though builder would have done it.
