Default Alliance Orchid Springs

hi fellow members,

I just found out that the UDS in this project is just 18%... Is it true?

I was deciding to buy 2 flats next to each other, now i am rethinking decision.

Does this UDS make a difference while selling the flat say after 7to10 years...

please advise...

I can't understand the obsession with UDS. Irrespective of what UDS is, FSI remains the same. UDS for apartments on main road will be lower than apartments in interior narrow road, but then it is compensated by the location. Per sq feet rate of land on main road will obviously be much higher than land in interior road.

As long as builder doesn't over-utilize the FSI, UDS should not be a concern.

In olden days (till early 2000s), apartments on main road used to sell for lesser rate due to lower UDS, nowadays everything sells for same rate or infact on road apartments sell for higher price.

I also don't see much difference in resale price either.

i got worried since in a flat size of 2244sqft. iget only uds of 403sq.ft.

Compared to other projects i felt it is low.

UDS is key in resale.

UDS is a very important indetermining whether there are any illegal units or builder going beyond FSI, especially when it comes to resale.

Also loading also plays an important role. I can get an idea of loading if I know the UDS and the width of the road. Projects with lower UDS could also mean higher loading and lower carper area.

Even if we do not care about UDS, when you sell an Apt, the new buyer need the appropriate UDS to convince the bank to put higher valuation. Independent valuaters do not consider brand name of building or amenities, they go by UDS, carpet area, common area coming user FSI like clubhouse, etc. They do bring a tape and measure it room by room.

had gone for a site visit..work is in progress.. lake facing apartments' bookings are open..corner 3 bhk flat is around rs6500/sq ft..showed me CMDA approval..still hesitant..OSR is inside the project layout..they are building childrens park there.. osr area is usually outside the project layout..will it cause any problems in future?

all these happenede on 30th august. now we have cancelled our agreement they say they have a a agreement for cancellation which they say they have to arrange it and send it over,

Dear buyer they talk all polished words when u r going to buy and their installments all have service tax and other taxes. if you dint pay the installment on time a delay of few weeks they will quitely cancel your agrrement and they give you a reply standadrd by lalitha or anita the CRM ladies that they have cancelled your agreement cos the terms and coniditons are 100% favouravle to them and this is what happened to me. it took few days delay for my loan process and the charged me the 2% interest from the date of smda approval. i bought a flat in the may 2011 at gulmohar. at 1th floor at that time they told me the cmda approval for high rise floor is about to come anytime. till that we paid 11.8 lakhs. after the cmda approval which came in the april we applied for the home loan being an nri it tok a while for us to get he loan approved. we infact agreed to them in wirtten statemt we shall bare the 2% interest for the month we havent paid the due cos we were waiting for the home loan. they will simply ask u to give you a letter with a post dated cheque even before we get to know the status of the home loan in that way we may be in trouble. if our home loan doesnt sanction we need to pay the money as given in the cheque on time or they will take legal action in us.
2. other wise what they will do is if there was a delay in payment they will simply day sorry your allotment is cancelled and u can get the cheque in which they will take about a lot of money in my case they threatend me out of my 11.8 they will pay back only 2.8 lakhs cos they other will be accoding to the agreement. so i loose a huge amount.
3. they are also smart they give us third option that is we have cancelled your agreement cos there was a delay without anynotice and say if u need the unit back we will consider as a new purchanse so u have to pay 5oo rs per sqft with the 2 % interest for the due period that is pending.

all these happened to me yesterday 30 august.
they cancelled my unit and demanded me to pay 500 more per sqft or take the money they wanted to give us back for the cancellation . those two ladies in CRM dept will not let you talk to any senior person.they will simply cancel the apartment please refer to the alien i forgot that user full id on this same forum . iam the second person . who has been cheated cold heartedly by them. please be careful our money is all hardearned. dont happily sign in the agreement and get yourself in all problem. the CRM dept is very bad they threaten soo much and dont give you time to think and take decision. they will only send u communication for cancellation and if you ask for time extension for paying your due only.

mycase was after i requested for time period till this month end agreed to pay 2% interest and when my bank loan approved on 26th we send them an email asking them to get the tripartite agreement and no perly from them . my dad called them on 29th evening cos we werw worried if they culd do it in 30 we will be on safer side so they put a bomb in our side saying since we dint pay the due the unit was already cancelled. what a shock. im still in trauma state. i dont know my money is with them .i got my home loan approved and they demand either cancel and take the moeny they give or pay extra 500 per sqft and adding old 2% interest . we negotiated ok if we pay 500 per sqft and asked them to cancel the 2% interest for the period they refused to listen to us.

and forced my dad to decide by 30 august 10 am.
worst experience with them.from day1 they are money motivated .
