Can anyone please help on the ongoing rate per sqft in Mugambai nagar or Chanakya puri near Kishkita. Are these CMDA approved? Any issues with these layouts? Pl share details. Thanks.

I have a residential plot of 2800 sqft in Varatharajapuram, near BLB real estate and marutham flats. The area is 1km from atta company and near to mudichur-manimangalam road.

Hi SRaj001,
My friend visited for a plot in Sri buvaneshwari nagar today. He told me he was quoted around 19L (before bargaining) for a ground (unapproved). it looks like all these 4 nagars are unapproved.

do you have any further input for these layouts? do you have layout sketch in better shape? pls share, if you have. thanks much.

I looked at it there were some legal issues and very low transaction rates, old layouts with not clear paper work and i dropped it i had better options EAST of GST for that price range
but ground rate there should be less than 12L
you cannot even identify plots, forget plots, you cannot identify where one layout ends and other starts full of thorn bushes
like i already mentioned west of OMR north of VK close 10-15 min proximity to OMR there were and are better options --
For some reason folks from middle east seem to buy more there - cannot explain or understand why ///

Thanks for your input and thanks for layout sketch.

I agree with you about the look and feel of the layout. just after i posted, i got the photos taken by my friend for this layout.

I meant the price quoted by broker is around 19L for a 2400 sqft plot.
Did you mean the price of 12L for a whole 2400 sqft plot or lesser than that?

My friend or I would definitly not go for such plots having paper issues, however wanted to understand the market price of those plots.

I am also looking for a plot in this area. I have come out of 2 other older layouts (rose garden, rose garden extn) for such similar issues.
Being an end-user, The only point i am searching around this area is proximity to tambaram and proximity to ORR for connectivity, but my budjet is limited to 18-20L max.

please share if you know any other layouts in west tambaram areas.

I couldn't see anything clearly in the sketch you provided. I meant if you have better pixeled image??

hi, i am a new user, and I would request for your opinion or any issues you faced with Sriram nagar, near Kishkintha road. I am about to book a plot for 770 /sqft. is this the prevailing market rate? some of you pointed out some legal issue, plot marking issues,etc,. this is the bit worrying me now, but broker showed me the plot.

Legal is ok.
this is a unapproved plot, on 22 feet road.
Looking forward your valuable opinion.

Looks like bit risky with unapproved layout. I think you may get some good CMDA approved layouts for a little expensive price close to this area.

I have only limited fund, but would like to purchase 3/4 ground atleast. so i choose to go with unapproved. some of my friends telling i can go ahead, but looking at some of threads here in IREF, there are number of issues esp in case of unapproved plots.

should i go for approved farther from tambaram or should i opt for unapproved one???
I am in dilemma;, please help me Friends and Seniors of WEST TAMBARAM and IREF

Everyone wants to purchase approved plot. To my view, risk takers will proceed unapproved property traded with lesser price. Reasons i dont purchase unapproved - I do not want to think what will happen to this property in future, will i have construction approval? will govt take over? can i take the stress if i get cheated? I will be worrying and i wont be fully satisfied. when i tell to my friends/relatives about my purchase, ppl throw different views. i should not be worried in others comments.

Though, I do not support unapproved plots, but all above risks given by predictor is applicable for approved plots (except construction approval) too. I'm a victim of govt. take over. My father property is CMDA approved, but part of it took away for ORR at a throw away price. IMV, i see the following advantages with approved plots
1) well designed layouts with wide roads and parks etc
2) Loan eligibility. Mind that if it is unapproved, you have to wait for a right cash party in future re-sale. In other words, difficult to find buyers
3) Re-sale value in future.

Few issues in unapproved plots
1) Delay in getting construction approval (you might have to pay hefty bribe to get approval if at all possible)
2) from land purchase to construction, you need to have cash liquidity since loan approval is not possible

I understand your dilemma. I was in similar situation when I found a unapproved plot close to road and residential building with a affortable price tag. I was tempted to go for the deal. But, I pulled off due to above points.
