Some words about Namma Urru

Purely residential locatlity, temples, churches, shops,fish market, P.bunk, 2 banks etc for all living needs in a KM. CMDA approval and less power cut < 1 hr.
Limited Population growth hope it continues, due to height restrictions & river boundary.
Less pollution air, water & noise (Flight noise literally equal to guindy - from my exp)
Centralised location 15 to 20 kms to many ends of chennai in all directions - Mountroad, Adyar, OMR, Sriperumpudur, Avadi, poonamallee, Guduvancherry.

<4kms for connectivity train,Air,Metro (Upcoming), GOK - Mono in pammal ?

Economical price comparatively lower to other areas & good opps for Middle class.

-ves No drainage facility,Not corporation limit, Connectivity road to porur, DLF manapakam is poor < 7kms. Fear of 2006 plan of Airport expansion

Note : its a personal view point & to my limited knowledge.

To demonstrate how Pozhichalur is value for money, I've picked up some areas in Chennai suburb where 1Gr land is available for 30Lakhs.

Following are the areas I've selected:
1.Sankarapuram, Sithalapakkam - Distance from Madya Kailash 20KM
2.Erumaiyur (Tambaram Kundrathur road) - Distance from Madya Kailash 27KM
3.Padappai (Tambaram Oragadam road) - Distance from Madya Kailash 32KM
4.Pozhichalur - Distance from Madya Kailash 16KM

I measured the distance using iphone "map" app and picked the shortest route.

Of course each of the above areas have their own USP, For eg, Sankarapuram is close to Siruseri, Erumaiyur is close to ORR and Padappai is close to Oragadam SIPCOT. Still IMO, the greatest USP of all is proximity to various places within core city.

Had I selected Teynampet or Koyambedu or Central station as reference point to measure distance, the difference will be much more acute.

approval does not guarantee future action by the govt.
many places acquired now were approved lands with building.

Interesting to see my old posts, let us have another checkpoint on rates for areas mentioned in post #12:

Sankarapuram - 30 lakhs per ground?
Erumaiyur - 30-40 lakhs per ground?
Polichalur - 60-70 lakhs per ground?

Correct me if I'm wrong, I'm not tracking plot rates anymore.

Sankarapuram plots are going anywhere between 65-80 lakhs now, don't know much about the other two places.

Sorry for the wrong data Cruise, please don't get me wrong. I was basing it on recent prices quoted for areas in VP nagar in Ponmar thread.

What Yerumaiur is 30-40L?

4-5 years ago I was this close to by 3 grounds at 14L per ground on a new layout.

14L was quoted may be he would have come to 12L.

Well I didn't like the name of the area I dropped out.

I don't know current rate for Erumaiyur, but around June-July 2012, asking rate was close to 900-1200 psf. I'm referring to CMDA and DTCP approved plots. It can't be cheaper than that now, must be atleast 1500-2000 psf.

At that kind of price Royappa nagar would be better choice than Erumayur.
