In want to buy a 2-3 bhk society flat in east delhi for investment.Horizon is 5 years

Which are the good options and what are the prevailing rates

What returns can be expected

donno about returns..but prices in decent areas r quite high ..builder floors 3 bhk nearing 2-3 crores.
am talking abt areas like vivek vihar n near yamuna sports complex(inner areas)
