The super built up area is a lot of BS and there is no consistent formula. Builders charge super built up even if the building does not have large common areas or parking or garden etc. and they usually add 30-30% of 'loading'. In Mumbai, expect 50% or more added to carpet area for new construction. So 1000 sq. feet carpet is called 1500 super-built up, and they use the word 'loading' to describe the ratio. In the above example, the broker or builder will tell you 'loading is approx 33%' (500 sq feet loading in a 1500 sq feet flat) but in reality it is 50% of carpet area (500 sq feet tacked on 1000 sq feet carpet).
I advice that you actually take a measuring tape and roughly measure the size of the rooms just to make sure that carpet sq feet numbers are accurate. Most people negotiate on the 'rupees per square feet' instead of the 'actual square feet' for an apt.
