Default Investment options - Neharpar/Faridabad

Guys invested in this region, please share, which property ( small plot or apartment ) r decent investment options in Faridadbad/Neharpar according to u ?

I am looking at -


- Long term investment ( say 7-8 years horizon )

- Maximum investment 35-40 L ( i am more comfortable under 30 )

- Safety of the investment & Builder's repute r of prime importance .

- exclusively for investment purpose, never intend to live there .

- looking for original booking ( though resale is an option ) . Reason for original booking is to pay minimal or no premium, so a fresh launch looks to a likely target .

Manoj Bhai,

Do you prefer plot or can be interested in picking apartments?

The few that are either under possession or close to it are BPTP granduera, pricess park, Omaxe heights, but I am guessing that you don't wanna go with these builders?

If you wanna look away from Neharpar, then there is new project(infact first) from this guy, Jeetendra who runs the faridabad RE blog, indiaspaces.com:

The project is in sector-49 and price seems quite reasonable according to location and considering that the area is already developed. You can discuss with Jeetendra if it looks interesting to you.

If you are going for such a long term investments, why not go for plots/land??? They surely give better returns in long run...

probably senior members can advice...

I am looking at both, plots & apartments .

djvjain Bhai, one reason of not going with the Builders mentioned by u is that i am not looking to pay premiums . I normally invest where the premium is negligible ( no point in sharing the froth over whipping cream ) & i guess all these near completion projects would have decent premiums .

Also, BPTP is out from my list & Omaxe is out for the time being .

Go for HUDA plots in Sec-56, 60, 65 or in Bahadurgarh or Palwal. Can't go wrong with them...

Yes, they are going to be in re-sale. Haven't watched rates closely in last few months, but they would be upwards of Rs 15K/sqyds.

Why you are not considering other places except FDB?.. In this budget you may find in Maneshar / Noida.
