Main entrance of Uppal a big question mark? Will that road ever be cleared?
Which one shall i go for budget 40-45lacs.

Exactly my delima. Not sure where to invest. I am thinking not from investment but from end user perspective. Not rich enough to do investments.

Lets look at some of the questions that can help us get to a conclusion

1. Per Sqft Rate for each SRS and Jade ?
Dont know

2. Current position ?
+ SRS is RTM to a great extent.
- Jade might be able to start delivery by End of year. ( I any ways am not planning to shift before mid 2013 )

3. Built Quality ?
- SRS - average
+ Jade - better than average ( saves on some $$ for after shifting woodwork)

4. Location ?
+ SRS being located just on the 45 meter road ( as per plan )
- Jade currently has no opening to any road, communiting might be a challenge
Both are approx 1-1.5km apart so not a world of difference otherwise

5. Club facility quality?
Dont know

6. Flat layout ?

+ Like the SRS layout better than Jade just a little bit
- Entrance of Jade flat opens up to the Dining space.
- Kitchen can be accessed only after crossing the Living room.
- Jade has only 2T
+ Jade rooms are a little bigger
+ Jade has balcony adjoining the kitchen with water supply to keep Washing Machine. No such provision in SRS.
+ Jade is giving wooden flooring and wood work in 2 Bedrooms

Uppal will always better than SRS.

Uppal is going to give possession of tower C2 and D2 in September 2012.

Possession of rest of the towers will be before December 2012.

Quality of construction, Park, Room Size, Design all are better then SRS.

No resale available in UPPAL. No one want to sell. 90% buyer is satisfied with quality of work and construction speed.

Builder is quite helpful. They will always pick your call and resolve your query immediately.

Could you elaborate for the benefit of others for why do u think Uppal would be better than SRS?

1. Construction Quality is better than SRS. For this you have to visit both sites.
2. Room Size and layout is better than SRS.
3. Location. Near to Bypass road as compared to SRS
4. Entry and Exit from 69 Meter (12+45+12) Master Road.
5. Facilities like club, open space better than SRS.
6. only 776 flats in 13.3 acre land.
7. No resale. 90% people are end users and satisfied with builder construction quality and commitment.

Hi Karrish,

I agree to most of the points here but no resale is primarily due to no buyers for the same in the market. Until and unless the road issue is resolved, there would not be any takers. As on date, SRS is a safer bet than Uppal.

If I'm not mistaken, road to SRS is also disputed. That's y relatively low premium for RTM flats. Please correct me if I'm wrong.

SRS still has an (ok one) alternate road going to it.

Uppal also have alternate road and may be in better condition than SRS alternate road.
