I have been following the Ghaziabad property forum from past couple of weeks. I am from Hyderabad and last year got transferred to NCR. It took about an year to realise as to how long I will be working/living in NCR but I have pretty much decided to settle down in NCR. I presently live on a rented accomadation in Indirapuram and was exploring at 2/3 BHK ready to move options in Crossings & Raj Nagar Extn within a budget of max 30 lakhs. I was not convinced with Crossings and RNE is too far from my workplace (I work in Sector 126, Noida). After a lot of research, I find 78 mtr Builder Floor (2nd floor with terrace rights)in Vasundhara suitable to both my budget and needs. I am aware of pros and cons of builder floors vs society flats but somehow I find the builder floors quite charming. Couple of questions to the real estate experts, how wise is it to buy builder floor in Vasundhara? How good is the water supply?, we get very hard ward water! in Ahinsa Khand 2. Is the power supply as bad as Indirapuram or is it worse ? Though, I was getting Combined Units for the same price in IP, I felt individual floors to be a much better choice. I would like to have second opinion on builder floors and Vasundhara area. Thanks, Shiva |

In my views this is one of the best option to purchase any good builder floor in Vasundhara , IP in price range 25-30 (2 BHK , Resale price). Do not think what other say, if budget is less then your choice is good in terms of cost / location / value for money. For more details follow below threads. If you are a serious buyer then better to read each line of below 2 threads carefully.

saurabh - I have read each and every line of not only thew two threads but the entire ghaziabad forum !
Both me and my wife have lived in society apartments all our lives and after serious pondering we really are not sure. A 2 BHK builder floor of around 900 sq ft in Vasundhara costs around 30-32 lks and at the same price you can get a 3 BHK, 1425 sq ft in Supertech Livingston, CR. It's a decision that I have to make, builder floor in vasundhara or crossing republik flat. Why is so much negative impression on CR. I personally visited the place several times and I feel it has the potential to be the next Indirapuram. I want to buy a flat for living and not investment and sometimes i think is a society flat a better choice for long term ownership and peace of mind ! Anyways, my wife and rest of my family didn't like builder floors even though i adore the simplicity and innocense of a builder floor. so, it seems i will go with crossings 3bhk flat in the end |

Just for your information at this time Metro is at Vaishali which is just 5 KM from Vasundhara and once high speed metro work started from Anand Vihar - Raj Nagar Extn.- Meerut then Vasundhara will also have its own stoppage after Vaishali. No Metro line has been proposed for CR by GDA. CR Society flats & Vasundhara Builder flats both have its own positive / negative points. Vasundhara is a developed area and several years ahead then CR. Property purchase is done once in a life for most of the persons hence better to think every point deeply (like public schools , hospital , local auto & rikshas , daily need Malls ,.................) and also if possible then try to read each thread of GZB Forum in next few days. Then take final decision where you want to purchase. However I understand after all it is a complete personal choice, finally public is purchasing in both places. |

I am new to NCR..I work in Noida and as long as I live in NCR, I will work in Noida. In past 1 year, the only places in delhi i have visted was the railway station and the airport. I neither felt the need nor desire to visit Delhi.
The home which I intend to buy would be my second home, I already own a 3BHK in Hyderabad which has been rented out ( that is the sole reason, why I can;t afford anything beyond 35 lks), so GZB home is purely for settling down and living a good life with family. Keeping these long term aspirations in mind, i guess a society apartment would be ideal. I am going to visit Ashiana Le Residency, Golf Links, NH24 tommorrow. A friend of mine lives in Ashiana Upvan and seeing their project and also Ashiana Greens, I felt they are the best builders in Ghaziabad and perhaps NCR. I was mighty impressed with the amenities, quality and maintanence. If everything works out well, I might book a flat Le Residency and wait for an year or so. Well in my opinion u should have gone for floor in vasundhara or indirapuram because they also appreciate like societ flats also specially in context of crossing republik i thing floor would appreciate far more.I also bought a floor for investment in indirapuram about 3 years back on 220 mtr plot cost around 50 lacs now worth 80 to 85 lacs also receiving rent of 20000 per month.

there is one big issue with builder floors - space . if there is adjoining builder floor behind and besides you. it feels terribly cramped and should i say chawl like. the one thing i never liked about builder floors was common walls. it seems there is no concept of a compound wall in NCR
based on my experience in buying/selling properties in mumbai, hyderabad was that sooner or later all properties, however bad they may appear now will and do appreciate. i have my investment based properties in hyderabad and appreciation or even depreciation in short term (5 yrs) will not bother me and in long term (10+ years) villages become towns, town become cities and cities become metros. |

If anyone can get good builder floor which has corner facing , parking facility , and any of the balcony has park or market facing then it can be even more better than society flats because for maintaining all of such amenities we have to pay from 2000 to 4000 rupees PM in society flats but in builders flats just 0-500 rupees PM. Power backup facility of Societies is not as cheap as it sound, first builders take 30000 setup cost for 1 KV power backup and after that whenever we use it they charge 12 rupees per unit for that power backup in sociality while authority electricity is off, some times it increase the extra power backup bill to 3000 PM additional in summers. 1.5 KV Microtech inverter having 2 company tubeler batteries (not local) give much better & cheap solutions of that, one time cost of purchasing such system is 25000 and then after every 36 months it cost 12000 to replace old batteries from new company tubeler batteries. Such system give more than 6 Hours backup for 3 fans , 4 CFL , 1 TV. Most imp thing is that monthly running cost is ZERO "0" because whatever electricity used to charge batteries they release that during electricity cut. As for returns definitely society flats gives better return than builders floors but some times TOP builders floors giver huge returns. In Delhi 3 Years before only maximum 2nd floor was allowed and at this time Delhi government has allowed to construct 1 more floor up to 3rd above that and buyers having 2nd TOP floors are getting double return now. Same case also have been with me, in Shalimar garden GZB, for investment I also purchased 2nd floor having Roof Right (with registry) now here GDA also has allowed 3rd floor to construct above that from this year , several builders contact me that if I want that then can construct 2 BHK just as 2nd floor to 3rd floor in 8 Lac and then I can sell that in 23 lac very easily just in few weeks. All depends upon situations , nothing can be compare as it is in all the cases, exceptions are every where. |
