Default Future prospect of Indraprastha colony..situated on bhopura loni road

Dear all

I request to all senior members..(as i am new to this fourm and this is my first post) kindly give some your precious suggestions on my quarry. I have a plot in indraprastha colony which is on loni bhopura road. I purchased this six year ago but till now there is no major devlopment.

I want to know whether i should continue to invest in this property or sale out. also what are the current premium rates of this colony.

As you say you purchased plot in this area 6 years before. So contact few local brokers and judge how much appreciation do you get in this area. If you are getting approx. 3 times appreciation in the plot rate then better to keep it because however till date GDA has done nothing to improve this area but future plans of GDA in this area are more bright. Can you please let me know what is the plot rates at this time in this area. Also let me know how far your plot is from Bhaupura chauraha. In my opinion Location of this area is not quite impressive actually, hence all depends upon rates.

Sir, first to thanks for your prompt reply.

First we talk about price rates..... I asked some local dealers few weeks back, they were qutoing 14k per meter. Allotment rate in 2003 is 2500/ mtr and I purchased this plot in 3500/ mtr in 2004. Current circle rate is 10k per mtr and one of your post reagrding (Hike in cirlce rate of trans hindon area) few days back shows that indrprastha circle rates will be hiked around 6k per meter, means it will go around 16k mtr officially and in my opinion that the mkt rate also jump near 18k to 20k.

Location....it is 4km from Bhopura chowk and 7.5km from Dilshad Garden metro station, 11 km from Anand Vihar Railway Station & ISBT. What is your opinion Sir........

I just amazed to see such rate appreciation in a low developed area of GDA. In last 6 years you really got very good appreciation. Hold this property, you will definitely get bumper appreciation because there are few reason behind it. Your invested area is just 5 KM from Shalimar Garden GZB and yesterday when I talked to a local broker then as per him Land rates in Shalimar Garden GZB has been appreciated to 45,000 PSY from this month, I think you already knew that as per NEW DPR of new metro route Shalimar Garden will have its own metro station and then as per my calculations then in next 2-3 years minimum rate in SMG will be around 62K PSY and then in Indraprastha it will be in between 28K-30K PSY. I do not write without any facts and as per me you definitely have invested in a fine location at such low rate and hold it because now GDA has very big future plans for this area, and this area of GZB is also touching Delhi by few KM, land rate 14000 PSY is just mouth filled with water at this time. Future plan of GDA is to develop this area also same like IP , RNE in next 5-8 years time frame.

Dear All,

I have a Janta Flat in Indraprastha Phase I, this is a corner flat 3 side open on wide road. Dealer says its value around 4 lacs only. Can anybody tell me what are the rates there....

Dear All,

can you give me updates for Indraprasta yojna plotes? One of local dealer give me offer around 12 to 15k per sq m.
Is it gud option for future ? kindly suggest me.

Same here but as far as I can see road is big mess there with big holes and I do not have any idea if GDA has any plans to built it as it is like that for some time now. So, take ur call carefully and price still seems to be on higher side to me considering area and connectivity by road. If anybody can share more on this then it will be helpful for future buyers.
