Angry Gaursons Vista

One of my friend is living in Gaur Green Vista IP
I was looking to buy a flat over there ,but was amazed to find his inputs.

1. Gaur kept on increasing the flat/blocks, but didn't took care of the power backup as you know power is a major
problem in summers. DG runs for 5 min's & then it stops which happens continuously whereas still most of the units are still vacant.
2. Shrinked the room sizes & increased the balconies.
3. Not adequate security.
4. Very high Maintenence Cost- for 2BR+study( in which my friend is living), he is paying alomot 4k per month.
5. Rude Staff.
6. very small parks, when all the units will be filled, very small space left for children to play.
7.Dogs were running in the compound.
8. Very bad carpentry work.

Since i was looking for a flat, can you pls provide your invaluable inputs in other societies of your experience.

its surprising that residents are not protesting and are paying the maintenance. Think of those child/aged people, eho reside at top floor !

shame to these type of builders

My friend is living on rent in the society B block. As per him:
Power backup is pathetic.
B block has one lift at each end of alley. So, effectively one lift. Moreover, only smaller lift goes till basement and other one (bigger) goes till ground only. As most of the people have parking in basement they have to use this cramped smaller lift which goes faulty time and again due to overload. Also, many people come from ground floor in this lift too plus the maids, guards, dhobi etc all are fond of using this smaller lift only (dont know why).
Maintenance charges are very very high.
Just in front of main gate, there occurs huge jam almost daily at about 10 am as everybody (bus, trucks cars) who wants to avoid the nh24 drive on this narrow full of holes road. U cant drive on this road without getting car/bike body hit by speed breakers.

Now they have put charges for shifting too Rs. 2500. So, any tenant would have to pay Rs. 5000(2.5k for in and 2.5k for out) to the greedy RWA. The new president of RWA seems super greedy as per the residents there.

How can a rwa president makes rules which is against the wishes of residents. Plus money is earned by rwa and not by him personally.

The same is applied by several societies. Mahagun Mansion is one of them.
You have to pay 2000 to shift in and shift out.
Also for each RWA election, 1000 rupees is collected per flat.
RWA works and managed by few members, rest of the owners/tenanats have to follow, what is forced.

That was just an inference of the things happening there based on the notices. President selected notice on 2nd nov and 2 days after that, all kinds of new charges and electricity rate hike notices coming on to notice board. Even if all the owners are involved in such decisions, it is unfortunate as this is a kind of discrimination against hapless tenants. I would suggest people to avoid this kind of societies.Practically, these kind of charges are damaging for the society in the long run. Somebody take a flat on rent and while moving in with truckload of furniture, he is stopped at the gate and asked to pay 2.5k for gate pass. He would have to pay it there else where would he put all the furniture and belongings. But he would be disgruntled and always feel some enmity towards the society people. And after few years when he will leave the society he may damage some unguarded parts of the society to do the paisa vasooli.

I also faced the issue of gate pass while moving out.
I moved my belongings in two parts and each time, I was asked to pay the amount.
I argued with my belongings not being allowed to be taken out as if I am stealing.
Later, had to ask RWA president and told that I cant pay the amount twice, if I do not move all belongings at once.

RWA takes residents on Ransom and most of the permanent owners keep mum over about it as they do not want to have enmity.
Even to sell own flat through broker, broker needs to pay 10000 as registration fee.
Other than these issues, there are hidden charges for sinking fund each month, festival expenses etc.

is this the case of mahagun mansion or gaur green vista or some other society?

This is the case of Mahagun Mansion. I wanted to say residents force to have RWA and do not wish to be controlled by builder's management, but more or less RWA is same.
