Default Indirapuram / Kaushambi builder flat 3BHK rate compasion before making the deal

Hi all

I have shortlisted 2 flats both 3 BHK and need your advice on which one is a better investment.

1) Indirapuram, builder flat, shaktikhand, 57 lakhs, newly built,
2) Kaushambi, builder flat, resale, 65 lakhs,

Are these prices reasonable?

I will not be living in either but need to know which one will give me a better return on investment in the coming years (3-5 years)

57 lac , indirapuram, builder flat, looks little expensive.. my pov, indirapuram wud giv better returns, especially when NH24 work in progress.. kausambhi is alrdy at peak..

Think for Resale 3BHK in Indirapuram. Rates will be less. Construction will be 3-4 years old maximum. but resale price is less---Area will be more compare to new construction. Ready to move.
If U need for investment then prefer resale flats only as the price will be less. If u get mew construction then after u will rent it or otherwise also after few years it will be treated as resale.

Thank you for your reply. Do you suggest Kaushambi at 65 lakhs is worth the price? It is old construction but close to Metro station. Are the prices likely to rise further in Kaushambi?

You are right.... For PURE Investment POV only RESALE Purchase of 4 years old BUILDER FLOORS are good buy.... New Builder Floors in IP/Vaishali are way ahead costly and not good for PURE Investment.

In Resale fine quality 3 BHK BUILDER FLOOR can be found in Indirapuram from 40-45 Lac based upon condition / facing / location / floor.

Negotiate more for upto 58-60 Lac in Kaushambi.... Kaushambi Builder Floor rates are bound to increase more because in all good neighbor Delhi areas just 500 meter ahead of Kaushambi rates of 3BHK Builder Floors are from 1.2 Caror to 2.2 Caror (like Anand Vihar Calony , Vivek Vihar , karkarduma , Preet Vihar , Parpargang ,....)

I agree it is a really good point regarding resale flats purely for investment. So for the this reason, resale flat in Kaushambi is a better bet for me.

Is 65 lakhs for a builder flat in kaushambi reasonable though; will it fetch me a good ROI? It is 1300 sq feet.

If surrounding is good with in 300 Meter from this Builder Floor then YES you will get fine ROI of 12%-15% Per year (including 3% rental income).

Will a 2 BHK in a good society have more resale value than a 3 BHK builder flat of the same area and approx. same price? Please advise.

Some broker told me that Builder Floor registry has been stopped by GDA. is it true? anyone knows????????
