Icon25 Looking for 2 BHK Builder Floor - Budget Approx 20 Lacs

Dear All,

I (actually my younger brother) work in Noida.Currently staying in Pratap Vihar on rental and paying quite a reasonable rent approx 6000 Rs. / Month. I am quite comfortable from the commute side. I can arrange around 3-4 Lacs from my pocket and rest I will take loan. Now, I have decided to buy RTM apartment of 2 BHK size 550sqft in Pratap Vihar. I know there are few issues such as light and market is little far, but till date I am able to manage without much hassles.

I also want to tell to the readers that I am not looking for society flats where you get club, swimming pool etc. etc. due to obvious reasons of my budget and I know I can avail these facility in some external club if I want.

Here, are the options I am getting in pratap vihar

1. Resale 2BHK RTM 550sqft Pratap Vihar - 17 Lacs - Ground or 1st Floor
2. New 2BHK RTM 550 sqft Pratap Vihar - 18-19 Lacs - 1st Floor

Now, my question from the seniors and readers is to suggest, if I can consider any other area with the similar budget but RTM. Here, are my requirements

1. Budget 16-20 Lacs
2. Ready to Move
3. 2BHK
4. Commute to Noida should be like commute from Crossing republic or Pratap Vihar or Vijay Nagar or Indrapuram (Lets say 25-40 mins commute)

I need to take decision within this month, so please help in buying my first home.

I have been trying to search a 2BHK in the budget of 24-25 lakhs in Indirapuram, Vaishali or other areas near metro but even I am not able to get a good 2BHK flat either in Builder apartments and forget about societies.

If you could find any nearby metro, pls inform me tooooooooooo.

You can try resale options in Vasundhra or some parts of shalimar garden.

There u can get some options in your budget.

Well in pratap vihar you have plenty of options in your budget. Now, it is individual choice that whether you want to be in pratap vihar or not. You won't find ready to move in less than this price around Noida. Builder floors in Pratap has all the wood work completed. Only thing is it is 550 sqft. 2BHK.

What will be the price of 2BHK of 800 sq.f.t in Indirapuram and Pratap Vihar and pls tell the dificulties of Pratap vihar?

Builder Floor in pratap vihar 550sqft is 18-19lacs with complete work RTM. Since, there is no loading, so it becomes equal to the 800sqft society flat.

Indrapuram 800sqft society flat rtm is of around 40-45 lacs.
Indrapuram Builder floor 2 BHK - 32-35 lacs.

Earlier the thought process was, people go for builder floor for investments and residential purpose(As they were considered cheap in comparison to society flats.) Now I am confused, has that thought been changed

If I were getting a Builder floor in a nearby area(But future is promising) in a affordable(I would say comfortable, even without taking loan) budget, then I would go for it and later once the appreciation of that property is at peak, I would sell that and move to a decent society flat.(This was the thought process 7-8 years ago, before vaishali etc were ujaad place). As per my guess only Indiawasi is doing the same, as mentioned in above thread.

Now people do opt for these options even if they could get suitable nea RTM society options in RNE, CR etc.

My question is, has that thought been changed
