Default Shop in Crossing Republic

Hi, looking at high density, is shop in Crossing Republic good idea, from rent and future appreciaton perspective.

I am looking for 15-20 Lakh investment, but dont have much idea of commercial shops. Looking for suggestions

Look it in other way also.
People are going for cheap = Human mentality = otherwise also CR is middle income group.

Just behind CR, SaiBaba mandir.
Lot of shops there -----

U know well these brokers.
That Mandir also belongs to these brokers only.

Now that shops are also has 3 floors.

Apparently, shops on the Ground Floor of Panchsheel Wellington appear to be best located.
Internal renovation work is on in the Branch of SBI, and it is expected that the same will open in another two months.
It is further expected that each family of the CR will like to have an account with this Branch. This will ensure that there will be lot of footfall in this market.
Further it been told that investors are not willing to let out there shops and would only sell the same. Investors have turned down the offers of upto Rs 30,000 pm rent.
Minimum size as told to me was 457 sq ft and the going rate is Rs 13,000/sq ft !!

are these shops approved by gda, what about shops which are being built by ajnara, gaur or paramount near fountain.

30K rent for a 60 lakh investment looks like a decent rental return.

Hello Everyone,

I am thinking of an investment in a shop, the budget is around 20 lakhs with an ability to stretch to 30 lakhs. I am thinking of the shops in Mahagunpuram versus the shops in Crossings Republik.

I am getting Manahgunpuram shops (no price negotiation as yet) at Rs. 9000 psf for Ground floor in resale and Rs. 6500 psf in fresh in Lower basement. How would this compare with RTM or near RTM shops in Crossings Republik? The purpose is investment for rental returns. Please advice, I will be obliged.

chikoo ji ......... sabse choti shop buy karke bhi aap usmain ATM ke liye lease per de sakte ho ...at present there is not a single ATM in CR
