Distancewise it is much nearer than Greater Noida or Expressway. From Connaught Place, Delhi, it is roughly 22-24 kms. While even starting point of Greater Noida (Pari Chowk) is around 42-44 kms from CP. Moreover, Ganga water supply is ensured in the scheme. Ganga Water is not and perhaps will not be available in Greater Noida or Noida. All these areas are dependent on Ground Water. The cost of flats is of course on the higher side, but it is still worth, at least for the investment purpose. Connectivity will also be good as it is approachable via NH24, NH58 and the shortest route is via Vasundhara/Indirapuram along side the canal. In my opinion, Ganga water is the most attractive aspect in the scheme. However, the flats are being constructed as S+20. If you get 18th, 19th or 20th floor, it will be horrible. Some people feel nervous or uncomforable while standing in the balcony of a flat at such a height.

I'm very sure there is nothing left on table for investors in near future. Can u pls elaborate what make you think, this is good for investors. Equations can be completely different for End users.

Dear friend, the investment in this Sidharth Vihar scheme is not going to flourish in the NEAR future though, the same is worth for the long run. This can be judged from UPAVP's Shikhar Enclave Scheme in Vasundhara. At the time of launching of Shikhar Enclave Scheme 1-2 years back, cost of booking 3 bed room flat was around 45 lakhs. People did not respond well to this Scheme as ready-built 3-BHK flat were available at that time in Vasundhara in about 50 lakhs. Within 2 years, Vasundhara is witnessing a price of 75-80 lakhs for 3BHK. U must have seen that in the last few years, govt. housing authorities (be it DDA, GDA, UPAVP, NOIDA or any other authority in NCR) have started charging market rates (or slightly below that) for their newly launched schemes flats. It will take some time for us buyers to grasp this tendency. Now, no govt. authorities flats are available at throw-away prices as had been the case in the last decade or prior to that. Therefore, Sidharth Vihar Scheme seems to be a costly proposition, but still it is worth from long term point of view. Moreover, it is also ideally located. As I said last time, it is approachable through NH24, NH58 and also via shortest route of Vasundhara-Indirapuram Canal road. Ganga water is being made available, which is not the case in NOIDA, Greater NOIDA or even UPAVP's current Delhi-Saharanpur Road scheme (Loni). In my opinion, this is the strongest point of Sidharth Vihar scheme. Ask even Dwarka (Delhi) people for whom Ganga/Yamuna water is like a dream. Whole Dwarka area is dependent on Mineral water supply (mafia). It is another thing that cost of 3BHK here is 1.5 crore or so - ridiculous.

Default again new scheme

Hi Guys, UPAVP again come up with a scheme in the same area.
This time price looks reduced, from Rs 60000 per sq m to 30000 per sq m approx.
Suggest your view on this as a short term investment.
Advertisement was in 3 March Times of India.

I second opinion of suku 1967. There is a mad rush of investors. Too much confusion in the market, end users are also loookinG for capital appreciation. Life style means a 5000 sft space with some hi fi machines, a club for some 1800 families. Not the essentials like some Good air some Green space some breathe some Good water. I lived in Dwarka and Vasant Kunj. Too much problem of water. ChanGe RO every 8 months. Due to water problem only I shifted from Vasant Kunj. Later I relocated to Dehradun a wonderful place to stay, Good people and clean environment.

They have launched Brahmaputra Enclave – Siddharth Vihar Yojna, LIG Flats Scheme open till April 11, 2013.

Found some details here.

Sir,

The thing with these schemes is that you cannot plan to invest in these. going by the response it has got, you can apply and pray. I am not an expert on pricing and appreciation on this project, but I had to go to all the banks in Noida and Ghaziabad - twice just to get the form. But that was within first week of opening of the scheme. I was told that 5000-10000 forms were sold within the first week. I do not know how far it is true because my form no was around 3500 . but yes, in the PNB nodal branch, forms were going like hot cake. The problem with the builder is increasing of super area, jacked up prices and hidden costs. where as the problem with housing board is primarily quality.

If veterans have any inputs, please enlighten us.
