3. Sewer and Storm water connection charges = 21,484.00
4. Water Charges = 16,113,00
5. Data and voice charges = 40,450.00 (who will want cable, landline & internet connection at such a cost ??)
6. Rain Water Harvesting System = 53,708.00
7. Social Club Membership Fees = 84,270.00


Maintenance Charges to some M/S Dilibird Real Home Pvt Ltd
1. Interest Free maintenance security Rs 100 per sq yard = 38, 697.00
2. Maintenance and services fee 2 yrs advance 10 per sq yard = 92,873.00 (wrong calculation it seems; this is too much for a vacant plot)


Annex C
Sale Deed Registration Exp Sheet
Circle Rate = 11,500.00

Stamp Duty Amount = 2,32,000.00
Registration Charges = 10,100.00
Legal Charges = 15,000.00 (where got 15 thousand for advocate fees ?)


Pls comment on these charges. Your advise is really appreciated.

Khatri sahab wo to wave wale hi bata sakte hai ki maintenance me waha kheti karenge ya road ko daily dryclean karenge.
But yes, for WRC there are EDC AND EEC Charges which is told to me in advance and is also written on the booking form. Rest once official booking form along with the agreement will be signed then i will read each and every thing in person. If any charges is there then it should be charged else not.
So i would suggest everyone who got this demand from wave should now check their BBA for clarification and then raise voices if anything has been charged which is not written there.

For your reference, in WRC 2000(1150+850) per sqyards are other charges.

yeh WRC me aap plot ki baat kar rahe ho na ./ 2000 per sq yard extra charge ... ??

Well.. brokers like you can only give these petty comments.. you cant see the fraud when the builder is demanding almost 40% more than the actual price at delivery.. 7 saal baad saala delivery do aur fir saara profit khaa jaao..

Hi Amit,

After i see your post i went through my agreement for a plot in wave cirty in sector 6 booked at 18500 per sq yard and shocked to see that these charges were mentioned in BBA ...

It was written these charges would be paid by allottee at time of possession. The charge rate will be decided by developer.

Every plot owner in wave city/wave royal castle would be receiving these charges. it is also mentioned to pay 850 per sq yard as PDC in separation of these charges ....

Planner bhai ,

200 gaj per saari payment ke alawa possession per 9 - 10 lakh rs ka or jugaad karna hoga ...

(1150 + 850 +3000)

hadh phoda hai wave ne ... macha diya ....

we should have a strong objection and no one should pay this money to this greedy chadha..

people should join and protest.. 4 lakh ka ECC Substation charge ek plot pe.. this is andhi loot..
