Default 120/200 sq m Authority Builtup House in Sectors Omicron's, Mu's and Xu's

I am looking for an independent house for end use in the above mentioned sectors of gn of atleast 120 sq m upto 200 sq m. My budget is around 52-55 lacs.

I have been quoted the following prices by brokers :
120 sqm
Omicron 2 - 55-57
Xu 1 - Around 52
XU 2 - 45-50
Xu 3 - 40-45

200
Xu 1 - 62- 64
Omicron 1 - 70

It seems to me that the broker quoted the prices on the higher side by 2-4 lacs.

People having knowledge of the area please advise what prices to expect and also the pluses and minuses of the area. I would like to shift within 5-6 months.

did u visit these areas???
Xu3, I do not think will be liveable in next 6 months...

try for omicron or xu1 which are rtm..

for rates--- will depend on seller's need & ur bargain capacity....

Hi, You should speak to alottees/ parties directly - there is a big amount which may be hidden - many of the alottees did not pay their installments properly - they have many dues/penalties. One can not get a house in Rs.50 lacs even in Xu-III.

Except for XU 3, i have an idea of all the other sectors and I quite liked the location of omicron 2 and omicron 1 which are bang on 130 metre road but i dont mind going 2-3 kms inside if I get a good deal. I saw people already living in omicron 2 but dont have any idea of other sectors like MU1, XU 1 & 2.

TM will be allowed once all the due are settled by seller.No need to worry about that. You can check all the pending dues from authority.
About 100 families are living in Omicron 2 and around 10 families are living in omicron 1 A.
Few families are expected to shift in Omicron 1A by Diwali.

Before making a deal, suggest you visit the sector...For XU sectors check google map to get an idea of location. It would be another 1.5-3 km inside from Omicron-2.
If u want to move immd, then Omicron-2 would be a good choice. What I heard from my friend is that 120 sqm is around 55 (without location charges)..

Visited the area and checked all the nearby sectors and the order in which i liked them are as follows :

  1. Omicron 1A
  2. Omicron 2 Both of these are near to 130m road and already few people are living there
  3. Sigma 4 - Big plots with large spacious rooms with lot of green cover in front but a very few people are living there.
  4. MU1
  5. XU1
  6. XU2
  7. XU3 - Least preference as still a lot of work needs to done. No roads. Surrounded by vilages from 3 sides. (checked in google map).

People say that sigma 4 houses were handed over a long time back but still this sector is not fully occupied. Is there any specific concern in this sector? What price to expect here for both 220sqm and 285sqm corner?

Sigma IV houses were handed over in year 2007. There are no smaller plots in the sector which gets the population very fast. Most of the plots are held by investors. After getting group housing societies in Sigma IV (Grand Forte, Stellar Sigma, BSNL etc), movement of peoples have started and sector is getting slowly populated.
Price for 220 sqmtr are 70 Lacks+. Price may increase as per location, direction etc.
IGL pipleline is already laid and as per IGL, connections can be started, if they have some decent number of applications.

70+ makes it out of my budget. I m looking for contact details of some active brokers in the area or any way in which I can directly contact sellers.
