Is it advisable to buy a shop for eating space in 3rd floor at around 35lakhs (not sure about final price). Will it be profitable to rent it out later on. Your Expert comments please.

Default Don't be In Hurry

Commercials are not residentials.
If you are not careful, you may be loading a dead stock on your shoulders forever. I'm stuck with one.
Enquire properly, discuss & don't be in a hurry.
Commercials don't have loans. So, few people go for them. Also, builder saves good retail shops till last. So, location will always be available.
Enquire each & every detail from builder. Take your time. Discuss with some shopkeeper. Then you can think about buying later, when you are 100% convinced.

Gaur's name is associated with this project, is it safe to assume that the land is litigation free and the builder would actually deliver what he promises?

aarza is a fraud. After i came to know another mall at almost half price in better location coming up, i cancelled my booking. He has kept my all booking amount as cancellation amount, 1 lakh.
Stay away.
Two guys have opened some brokerage house International estate management something called IEM, who are selling aarza shops. Only professional while taking money. Check out after your amount is deducted. Even after cancellation, they did not return my cheques and put 3 lakh sum cheque in bank for encashing. Thankfully I had already transferred the amount.
I'll share this with all noida buyer forums & all online forums soon. And I'm going to lodge an FIR and take other means if they don't return my money soon.
My father in law is a national daily paper press photographer, i'm considering other options also. Can someone suggest.

what were the terms and conditions mentioned on your booking form ?
If it said that booking amount is non refundable then I don't think builder is doing anything wrong in not returning your amount. Just because you found something at a cheaper price with another builder is not a valid reason for cancelling the booking.

But yes if builder did not mention anything in the booking form about whether money will be forfeited or not in case of cancellation then you may have a valid case.

NOTE - its not very clear from your post .. but yes if you had given some post dated cheques for 2nd installment onwards and if even after your cancellation builder was still trying to encash those 2nd installment cheques then that is definitely a fraudulent activity by the builder

Trialsurvey Yaar,

Nowadays terms and conditions mentioned on booking form in case of ALL Projects of Noida Extension mentions that booking amount is non refundable.

Hi Man/ trialsurvey,
AARZA and IEM is not giving my money back because since 2 months, they are "busy" in something or other. They just say we will give.
When i booked, i did not have good idea about commercials & made a mistake by booking in haste without enough enquiry. Even though i sensed something fishy with these local guys, but then u don't go by gut feelings in property deals. So i went ahead and booked 1st floor shop for 50 lakh. Later on, some friend told me that by giving 1st floor shop in 50 lakhs, he is looting u. And next day, i saw some NX builder on noida extension with real genuine prices. Hence i cancelled.

And after cancellation, they used my cheques to further encash money, which is nothing but 100% fraud.

Hi Everybody,
I have received my money back now. Sometimes, the delays happen because of a long chain. But a company's good management can always cover things up. In my case, I had a word with Mr. Mehandiratta, director of Aarza, who I got my cheque delivered immediately at my doorstep.
My faith is full in Aarza and IEM today. I will personally recommand them to everybody as there cannot be a better proof of someone's credibility & quick action. After discussing at length about some of my questions regarding location & project, he cleared many of my earlier doubts. I'm quite positive about them & IEM today, & wish them best of luck for Aarza Square - 1.
