Default CGEWHO's upcoming project Sector p4

Hello All

There is a new project for Central Goverment Employees in Greater Noida (Like Kendriya Vihar in Sector 82 Noida) . The Location is P4 near to Greenwood IAS society, Senior Citizen society. I would like the Senior Members to kindly points the pros and cons. The site is around 5 Kms from Pari Chowk.

I am attaching the wikimapia link for the plot location.

Location looks good. Seems developed area.

Wikimapia - Let's describe the whole world!

BTW I think they haven't yet fixed the price. A lot of things depend on which price are they giving. Pricing can make an average location good and a good location best.
I hope you are aware that they are asking for registration from central gov employees only.

I agree Location is good.. but after reading their brochure and ad. in paper following questions are in my mind :-

1) they are mentioning "Total 1240 flats of Types A, B, C & D can be built by CGEWHO with allotted FAR (Floor Area Ratio) and population density. CGEWHO shall endeavor for increased FAR with higher population density from Greater Noida Industrial Development Authority (GNIDA) which may permit to build additional (approx.) 1760 flats in highrise configuration with lift."
So, this means that in permission granted they will make 1240 + 1760 = 3000 flats in place of 1240 flats (allowed acc to FAR). don't you think it will create high density in society??

2) if GNIDA is allowing CGEWHO to build more flats, so is it same for other nearer societies like Greenwood IAS society, Senior Citizen society and Army welfare housing. again if yes, then whole locality will be meshup (only high rise buildings and very less open space) and more.

3) is registration amount 10% of total or what???

4) currently they open for priority 1 that is "Only Center govt. emp.". Will they open it for priority 2 or 3???

5) they are saying construction will begin in first quarter fo 2012. so when they are expected to complete the project??

BTW I am in working in PSU (priority 2)

The have not given the rates but rates will be most reasonable as these are made on no profit no loss basis. The rates will depends on whether they are able to get the FAR for a total 4000 flats or they just stick to 1340 flats as originally envisaged

They are have a 40 acres plot so there would be open spaces

Yes there are fare chances of Priority II applicants as they have make a condition that anybody having a house in noida/gurgaon/delhi/fraidabad cannot apply for this scheme.

CGEWHO is assumed to sell the flats at or more than market rates. I do not know hwy ther have not declared the rates after launching the scheme. Its quite strange !!!
What may be re-sale status in this area in future??? any ides???

Who told you that CGEWHO sells at more than market price. They claim to build at no loss no profit basis and the quality is very good as compared to private builders. I can say this because I live in a society constructed by them.

Zohaib wats your take on the location of this project.

Yeah thats true. they sell at most reasonable prices and these socities has enough of the open spaces and are lot of amenties inside the project.

only problem is, after allotment a government servant is not allowed to re-sell it.

re-sell is allowed..

After transfer of the legal title of the dwellng unit in favour of the beneficiary, he/she may dispose off his/her dwelling unit, with prior permission of the concerned.

the above lines are as it is from CGEWHO RULES

CGEWHO has called fro applications without even giving the tentative price of the apartment. How can a person take a decision about booking a house without knowing the cost??
