But when 50000 flats sold out in 2010. Most of them are end user Bro.
At least we know 100s of people who could not afford Noida at that moment
purchased in NE for their own living.

CR is group of societies which are trapped by nearby villages one side , Congested NH and Shaberi village. It is also surrounded by polluting factories.
Poor electricity condition and high maintenance. Whole CR will be maintained by builders not by GDA, so situation will be worse in few years when builder will sell all flats and then will hardly care.
Also CR is not well connected with any city, dumping ground can also come any time, then it would be most difficult situation to exit for current buyers in CR.
If given a choice, no one is going to prefer to stay in CR, Thats why CR Lollipop comes with low cost.

On the other hand, NE comes with their own issues. SC court is still hanging and rising prices. But this place is good for end use. Roads are wide and well connected with noida, greater noida. Will be maintained by GNA in future.

CR and NE are essentially same location
If NE will take 5 yrs,expect wide NH 24 by that time also.
Agree shahberi is narrow road but how long is the stretch just 1km how much max time it will take from CR to roads of NE10 minutes max. abusing a place for 10min is not logical.
CR is real NE is mirage (till every thing clears).
No! I am not advertising any place I am comparing these place for end use, as don't have budget for noida.

I am in no mood of evaluated by others (counter without being personal ) I presented here my thoughts It is upto readers to decide, thanks but no thanks I don't want any further arguments on this topic I reserve my self to this post only in this thread.

I have a group of 30 friens who booked flat in NE. Except me no one want to live in NCR. It is purely for investment nothing else.

Seen Crossing republik from outsite. NOt so bad as discussed everywhere. Huge towers. Gap bhi tha kafi unke beech. Many families living but roads cud be better. baki under ki baat vaha rehne wale jane. Under 35 lks RTM is good.

Yes, if someone has limited budget, CR is very good option to get RTM in range 2500-2800 psf.Due to some issues only, CR is able to control the prices.
NE is now opening up at rate of 3000 psf which is high for UC.

bahar se accha laga he, believe me, ek baad ander bhi jana CR mein. ander se bhi achha lagega. internal raods are good too. and not all projects are high density with floors above 17.
