and by riting that amarpali is bad but this investments luks gud...doesnt make sense but yes that makes sense that u want to fool people by mitthi goli so that u guys are not caught..

i have given token amount 50K to one of the builder in NE back last year april, since then they are asking to complete whole booking amount... but i have not ... is there a threat of they charging me at higher rate now , if at all NE issue gets cleared out?

I think you will be lucky to get your token money adjusted leave alone the old rates. They will surely ask you to go for a fresh booking now.

Default Bittersweet Nod, Farmers Sad But Realtors Happy

BUOYED by the approval of the Greater Noida master plan by the statutory committee of the NCR Planning Board ( NCRPB), developers in Noida Extension said it would clear the way for starting residential projects, which came to a halt last year.

The developers are now waiting for the committee’s recommendations to be approved by the NCRPB. Farmers, however, were disappointed at the decision and said they would oppose any construction unless their cases in the Supreme Court are disposed of.

Confederation of Real Estate Developers’ Associations of India vice- president R. K. Arora, who is also the chairman of the Supertech Group, said: “ We are just waiting for the final decision to be announced by the board. We are hopeful that construction will start in another 15- 20 days.” Supertech has three projects, Eco Village 1, 2 and 3 in Noida Extension, offering around 25,000 housing units.

The company claims 1,200 units are already sold out.

“ We have also paid part of the amount the Greater Noida authority had asked us to pay additionally to farmers after the high court order.

The authority had asked us to pay ` 2200 per sq metre additionally over the initial allotment rate,” Arora said.

According to him, developers may pass on this burden to buyers.

“ Our land and construction cost has gone up, so the cost to the buyers will increase by 50 per cent,” he added.

Another major developer, Amrapali, also hailed the NCRPB committee’s decision. “ The situation is clear now and it is just a matter of time before the planning board meets. After that it will take only a month to resume work,” an Amrapali official said.

Amrapali has four projects in Noida Extension offering 20,000 units. For home buyers, the move has come as a huge relief. “ It is only one step forward but a huge one. It all happened due to our persistent efforts,” Noida Extension Flat Owners and Members Association vice- president Anu Khan said.

Farmers, on the other hand, claimed that their concerns were brushed aside by the planning board committee and have threatened to launch a district- wise agitation.

“ We had apprised urban development minister Kamal Nath of the actual ground position and what the authority has done. We met its board members several times. If the board tries to overlook farmers, we will tell the Supreme Court, which is already hearing our case.

There will be mass agitation,” Kisan Sangharsh Samiti convenor Dushyant Nagar said.

When he says the burden will be burnt by the buyers, does he mean the new buyers or the existing as well.

छह गुना मुआवजा वितरण का तलाशा जा रहा विकल्प


ग्रेटर नोएडा : नोएडा, ग्रेटर नोएडा व यमुना एक्सप्रेस-वे प्राधिकरण में किसानों को सर्किल रेट का छह गुना मुआवजा देने पर बात नहीं बन पा रही है। छह गुना मुआवजा देना तीनों प्राधिकरणों के लिए संभव नहीं है। छह गुना मुआवजा देकर अन्य सुविधाओं से वंचित करने की स्थिति में किसान सहमत होते नजर नहीं आ रहे हैं। मुआवजे को लेकर शासन स्तर पर कई विकल्पों पर बात चल रही है, लेकिन अब तक किसी पर सहमति नहीं बन पाई है।
उधर, लोकसभा चुनाव 2014 से पहले सरकार अपने घोषणा पत्र को लागू करने पर कटिबद्ध है। शासन ने इस मामले में प्राधिकरणों से सुझाव भी मांगा था। एक माह पहले प्राधिकरण ने सुझाव भेज दिया था। शासन स्तर पर मुआवजे को लेकर विचार-विमर्श हुआ। इसमें किसानों को छह गुना मुआवजा देने पर छह फीसद विकसित भूखंड समेत अन्य सुविधाएं न देने पर चर्चा चली। इस पर मुहर लगने से पहले शासन ने किसानों की प्रतिक्रिया जानने का प्रयास किया। छह गुना मुआवजा देने पर प्राधिकरणों पर कितना भार पड़ेगा? प्राधिकरण किस रेट पर भूखंड का आवंटन करेगा? का भी आंकलन किया गया। काफी विचार-विमर्श के बाद निकल कर आया कि औद्योगिक विकास प्राधिकरणों में सर्किल रेट का छह गुना मुआवजा देना संभव नहीं होगा। प्राधिकरण के अधिसूचित क्षेत्र में सर्किल रेट सामान नहीं है। कहीं पर इतना ज्यादा सर्किल रेट है कि प्राधिकरण अगर किसानों को जमीन का मुआवजा देता है तो उसे उस दर पर किसी योजना के लिए आवंटित करना संभव नहीं होगा। प्राधिकरण अगर सौ हेक्टेयर जमीन का अधिग्रहण करता है तो उसमें प्राधिकरण सिर्फ पचास फीसद जमीन बेच पाता है और पचास फीसद जमीन विभिन्न सुविधाओं में चला जाता है। प्राधिकरण व शासन स्तर पर विचार- विमर्श चल रहा है कि जमीन अधिग्रहण का कोई ऐसा विकल्प तलाशा जाए, जिसमें किसानों के साथ प्राधिकरण का हित निहित हो।

Panel to decide relief for builders


GREATER NOIDA: The Greater Noida Authority has decided to offer some relief to developers with upcoming housing projects in the region. Authority officials said that a committee has been formed to finalize the relief in terms of decreasing the interest rates or starting the payment of instalments from now for all projects that have remained stalled due to the land row and long legal battle.

It has not been decided whether this relief will be extended to the homebuyers or not.

Greater Noida DCEO, Chandrakant Pandey, said that the Authority had received an application from the developers seeking the relief. Considering the gravity of the issue, the Authority has formed a committee to decide the best relief that can be given to developers.

The developers, on their part, said that for the last one year construction work has been halted. Input costs like labour, rent of machines, cement and steel rates have gone up.

Amidst such circumstances, it has become unviable to continue the projects with all the losses at a time when there is no source of income from Noida Extension.

Builders in Noida Extension had claimed to put no burden on existing homebuyers even if they were forced to pay more to Greater Noida Authority as part of extra compensation to villagers. Builders said they would absorb all losses. However, they also added that homes in Noida Extension would become dearer to customers who book flats in fresh projects.

Supertech group director, Mohit Arora, said, "Even though an additional burden has been put on developers, we are still committed to provide affordable housing to our existing homebuyers. We welcome the Authority's decision to render some relief to those builders whose projects have been stalled completely from the last seven months. We will share the relief with the existing homebuyers."

"Charging additional cost from existing homebuyers in Noida Extension is absolutely unethical and this practice will not be appreciated. We will render relief to even those existing homebuyers who have defaulted in payments," said Amrapali group CMD, Anil Sharma.

तेज होगी बिल्डराें से वसूली
मास्टर प्लान पास होने के बाद बोर्ड बैठक में आएगा प्रस्ताव

ग्रेटर नोएडा। एक्सटेंशन क्षेत्र के बिल्डरों से प्राधिकरण बकाया राशि की जल्द वसूली की कोशिश में है। एनसीआर प्लानिंग बोर्ड से मास्टर प्लान पास होने के बाद बिल्डरों को एकमुश्त मोटी रकम के भुगतान के लिए तैयार रहने की सूचना संबंधी पत्र तैयार हो गए हैं। साथ ही बिल्डरों का पेमेंट प्लान भी दस साल के बजाय कम अर्से का किया जाएगा।

इन पत्रों में बिल्डरों से कहा जाएगा कि मास्टर प्लान मंजूर होने की प्रक्रिया में है। प्राधिकरण को जमीन के बदले काफी लंबे अर्से से किस्तों का भुगतान नहीं किया गया है। लिहाजा इसके लिए एकमुश्त रकम का इंतजाम करना शुरू कर दिया जाए। मास्टर प्लान पास होने के बाद प्राधिकरण की प्राथमिकता किसानों की समस्याओं के समाधान की होगी। इसके लिए मोटी रकम की जरूरत होगी। इस रकम का इंतजाम तो बिल्डरों से ही किया जाना है।
बताया जाता है कि प्राधिकरण ने बिल्डरों से मौखिक भी कह दिया है कि जिस वक्त प्लाट आवंटित हुआ था तो पेमेंट प्लान दस साल का था। इसे भी बोर्ड बैठक में कम किया जाएगा। इस को घटाकर तीन से पांच साल करने की संभावना है। उधर, सूत्रों का कहना है कि बिल्डरों ने भी फ्लैट खरीददारों को सूचना भिजवानी शुरू कर दी है कि एक्सटेंशन मसले का समाधान बस होने ही वाला है। इसके बाद उन्हें प्राधिकरण को बकाया का भुगतान करना है। लिहाजा वह तैयार रहें। ब्यूरो

बिल्डर भी भिजवा रहे खरीदारों को भुगतान की सूचना
