Earth builder has a real BAD background. It was "realgain" in the past and after committing a fraud on YE (Globus residency, just search it out on net), they simply change there name and are doing the business.

Noida Extension: Master plan approved by state govt - The Times of India

GREATER NOIDA: In yet another step towards resolving the Noida Extension crisis, the Uttar Pradesh government has signed the improvised Greater Noida Master Plan 2021.The master plan is due for approval by the NCR Planning Board, but that is possible only when the concerned files reach the Board after being approved by the state administration.

The statutory committee of the planning board had approved the Master Plan 2021 on June 28. However, it required the signature of three members of the UP government before it could be forwarded for the Board's final approval. According to sources, while the files were sent to the government in the first week of July, they were stuck until now as one of the three members had raised some objections. The files will now be presented before the Board and senior officials said that the approval is likely to be given by the month end.

Meanwhile, even as the Greater Noida Authority is leaving no stone unturned in resolving the Noida Extension land row, there seems to be no end to the troubles of Noida Extension homebuyers. Buyers, who have booked their flats in the area, allege that several developers have been sending them demand letters and cancellation letters for "flimsy reasons."

"As the approval of Master Plan 2021 is about to come through very soon, some developers have begun arm-twisting buyers by raising unethical demands. The developers are now offering us refund cheques, fudging numbers and claiming that we have not paid a part of the due instalments," said Abhishek Kumar, an office bearer of a buyers' body.

Buyers have now decided to gather at the Noida Extension roundabout on August 12 with their consolidated grievances to demand a set of clear guidelines from the developers to seek a way out of the impasse.

अवैध निर्माण को लेकर चिंता जताई
ग्रेटर नोएडा। ग्रेनो प्राधिकरण ने बुधवार को प्रशासनिक और पुलिस के आला अफसरों के साथ महत्वपूर्ण बैठक की। सुरक्षा व्यवस्था के साथ-साथ प्राधिकरण की कब्जा प्राप्त जमीन पर अवैध निर्माण को लेकर चिंता जताई गई।

बैठक में तय किया गया कि आपसी तालमेल से अतिक्रमण हटाया जाएगा। दरअसल, बैठक का मुख्य कारण यही रहा कि एनसीआर प्लानिंग बोर्ड की तरफ से मास्टर प्लान 2021 को शीघ्र ही हरी झंडी मिलने वाली है।

यमुना और ग्रेनो प्राधिकरण के सीईओ रमा रमन ने बुधवार को डीएम डॉ.एमकेएस सुंदरम, एसएसपी प्रवीण कुमार के अलावा प्राधिकरण और प्रशासनिक अफसरों के साथ बैठक की।

Land acquisition bill to come up before Cabinet next week

NEW DELHI: The land acquisition bill, aimed among other things, at providing a just and fair compensation to land owners, will be placed before the Cabinet next week, a top government official said.

"The bill will come up before Cabinet next week," said Anita Chaudhary, secretary, department of land resources in the ministry of rural development.

"Hopefully, the bill would come in the coming session of Parliament," she told reporters on the sidelines of Assocham conference on 'Creating Land Bank for Development'. Monsoon session is likely to start from August 8.

The Land Acquisition, Rehabilitation and Resettlement Bill, 2011 was introduced in Parliament in September last year and was referred to a parliamentary standing committee, which submitted its recommendation in May this year.

It is likely to be rechristened as the Right to Compensation, Resettlement, Rehabilitation and Transparency in Land Acquisition Bill.

Chaudhary declined to divulge the changes made in the bill, based on the recommendations by the parliamentary panel.

Earlier addressing the conference, Chaudhary said the government is working on this bill since 2004. "This is our fourth draft. We hope this time we will be able to pass it," she added.

"Our job is to find a balance between industrial development and agriculture. Food security is very important. We will have to protect farmers' interest while acquiring land from them," Chaudhary observed.

The objective of the bill is to ensure transparent process for land acquisition and provide just and fair compensation to the affected families whose land has been acquired.

According to sources, the rural development ministry has accepted a key recommendation of the standing committee which gave flexibility to states in acquiring land.

"The recommendation that gives greater role to gram sabhas has been accepted. The recommendations that further protect the interests of tribal communities have been accepted. Yet another recommendation that says the government should not be involved in any land acquisition has, however, been rejected," an official had said.
Another major recommendation of the panel that public-private partnership be kept outside Land Acquisition has been rejected, the official had said.

In its report, the standing committee, headed by BJP MP Sumitra Mahajan, had suggested the government should not acquire land for private firms and stressed on a clearer definition of "public purpose" in this regard.

The committee had wondered why the country should persist with the "anomalous" practice of procuring land for private enterprises, PPP enterprises and even public enterprises.

Proposed law seeks to provide just and fair compensation to land owners

Default Allottees violating land use warned by Greater Noida Authority

NOIDA: Getting tough with property owners violating norms, the Greater Noida Authority has sent out warning notices to its allottees for encroaching on government land and operating illegally from non-conforming areas. The Authority has identified offenders and sent notices warning that their lease deeds would be cancelled if they do not stop all commercial activity from residential areas.

The move comes after the Authority published a notice on July 2, warning owners of residential, commercial, industrial and institutional properties to stop all illegal and unauthorized activity before July 16 or face legal action. The notice had warned allottees operating paying guest accommodation, hostels, shops, clinics and offices to stop all unauthorized activity with immediate effect.

Through the notice, the Authority also instructed to immediately remove unauthorized banners and sign boards from the allottees as well as the Authority's properties or face strict action. Builders and property owners had also been asked to stop using public road space to store construction material, besides warning people parking vehicles illegally on government property.

Targeting residential properties in the first phase of the drive, officials have issued more than 150 notices. "The notices have gone to allottees running paying guest accommodations," said Yogender Yadav, OSD, Greater Noida. "There are 21 properties with towers, while others running various commercial activities total 87," Yadav added.

Some violators have also been fined heavily, officials said. Authority CEO, Rama Raman, has warned that lease deed cancellation will be followed with sealing of the property before legal action is taken against the allottee. "We will also lodge an FIR against violators. The drive would be continuous. In the next phase other categories of land use would be surveyed," said Raman.

Meanwhile, district magistrate MKS Sundaram, SSP Praveen Kumar and Rama Raman met to identify encroched areas. A notice will subsequently be sent to violators and action taken against them.
