Will really hurt if the rates will increase......have seen them double in last 2 yrs...and will be out of my reach by then.

You r also right when u advice to wait..

If U had booked 2 Years ago......... even then...... why in NE .......U could had booked anywhere and would had been happy............ in last 2 Years appreciation had happened everywhere.

.............. so in that case, if U had booked for example in JP Cosmos at (2600 psft on expressway or better even in APC in RNE (1275 sft in 25 lakhs at that time and now society is functional)

things panning out exactly written more than 2 years ago - those who got out / stayed out must have made a killing somewhere else - those who are stuck - they are their by choice - most of them have just paid 10% of the total amount or may be less than 5 lakhs which is sweet nothing in terms of NCR property prices.

now no one stands to lose - builders ? no they have increased rates on paper so if things pan out in their favor they will charge panel interest from existing customer and sell inventory at higher rates

Buyers ? - most of have just paid a fraction of the cost - and they know its a gamble - if things pan out in their favor - good enough they will encash their bookings if they don't wish to continue with the builder

Farmers ? - if court decides in their favor they will get more money if courts goes against them they already have taken the money and will continue to create problems

Govt ? - well SP is well settled for next 5 years in the state and care less about the people of Noida xxx as they don't have any vote bank there.

so in a nutshell - everyone who has a stake in NE will gain at the end - and when the end would be ? find my post written 2 years back

The so called fraction of cost or 10% of project cost ( 2.5 lakhs to 5 lakhs).......... means a lot to salaried middle class ...(hoping to buy their first home in NCR)...........

It was the amount from their own pocket (and maybe some 10% more) ........ to be paid as Down Payment .......... and remaining 80 % to be financed by bank.

......... Now since they lose this 10% ....... they wont be able to pay down payment ........ anywhere else......... if they explore the option of booking anywhere else ...... where will the money for down payment come from ....... ???
