Default Construction gaur City

Today I vissited Gaur City site. I saw labour at different towers but labour was too less...? It seems that they have started construction just for name and collect the money from customers...!!!!

I enquired with some security guards/supervisor there. They informed me that builder is arranging labour and work will start at full pace in next 10 days....

Should go for payment against demand letter or not... Still confused....

Today (29th-September-2012), NEFOWA had a meeting with Mr. Rama Raman (CEO, GNIDA). The meeting was successful.

Please find meeting points/outcome below:

• On Bank Loan Issue:
o NEFOWA informed to Mr. Raman that till now no bank has started disbursement of loan amount to home buyers
o Mr. Raman said that banks have already started funding to Authority and very soon Authority is going to call a meeting with Banks and will provide all required documents (NOC etc) to start funding to allottees and buyers

• On Construction
o On slow speed of the construction, Mr. Raman said that once Banks will start funding then construction work will start is full swing

• On Builder’s Problem [on Cancellation of flats/demand letters etc]
o NEFOWA informed to Mr. Raman that many of builders have issued demand letters to their customers and given very few days to make payment; and if buyers are failing to do so then builders are either cancelling their booking or imposing fine/penalties. As of now, no bank has started disbursement of loan amount to home buyers so it is very difficult for buyers to make any payment.
o Mr. Raman said that very soon Authority is going to call a meeting with all CREDAI and Non-CREDAI builders to resolve this issue. Authority will provide a guidelines to all builders; and will take action in case of its violation
o As per Mr. Raman, builders should not demand for funds from buyers until bank funding is not started. As per him this is unethical and wrong practice done by builders

mujhe to ummeed nahi hai bhai ... ye sab time paas ke bahane hai.. india jaise desh me labour ki kami kab se hone lagi.

जल्द मिले किसानों को अतिरिक्त मुआवजा

ग्रेटर नोएडा : ग्रेटर नोएडा प्राधिकरण द्वारा आबादी का निस्तारण किए जाने से किसान खुश है। पांच गांवों में करीब दो सौ लंबित प्रकरण निस्तारित किए जा चुके हैं। दस गांवों के लिए तिथि निर्धारित कर दी गई है।
किसानों का कहना है कि प्राधिकरण को अब अतिरिक्त मुआवजे का शीघ्र भुगतान करना चाहिए। उधर, किसानों के सकारात्मक रुख के बाद प्राधिकरण ने बिल्डरों पर किस्तों के भुगतान के लिए दबाव बनाना शुरू कर दिया है। बिल्डरों से किस्त मिलते ही प्राधिकरण किसानों को मुआवजा के चेक बांटना शुरू कर देगा। हाईकोर्ट के निर्देश पर 64.7 फीसद अतिरिक्त मुआवजा, दस फीसद जमीन नहीं मिलने व आबादी अधिग्रहण से किसान नाराज थे। कई बार किसानों ने ग्रेटर नोएडा वेस्ट में बिल्डर परियोजनाओं का निर्माण कार्य बंद कराया था। किसानों के रुख को भापकर प्राधिकरण ने खैरपुर गुर्जर, तुस्याना, हबीबपुर, मायचा आदि गांवों में दो सौ से अधिक लंबित प्रकरण निस्तारित किए हैं। हजरतपुर, रिठौड़ी, लुकसर, थापखेड़ा, खोदना खुर्द, रोजा याकूबपुर,अजायबपुर व हैबतपुर आदि गांवों के लंबित प्रकरण पंद्रह अक्टूबर तक निस्तारित कर दिए जाएंगे। इधर, एडीएम एलए हरीश चंद्रा ने प्राधिकरण को पत्र भेजकर एक दर्जन गांवों के लिए करीब दो सौ करोड़ रुपये की मांग की है। एसीईओ हरीश वर्मा का कहना है कि किस्तों के भुगतान के लिए बिल्डरों को नोटिस भेज दिए गए हैं। प्राधिकरण अगले सप्ताह एडीएम एलए को मुआवजा बांटने के लिए धनराशि उपलब्ध करा देगा।

Builders were still cautious and play safe game just because case is still pending in SC and farmers compensation were still pending. They are doing little just to collect money from buyers. There is no excuse of labors, as we all know that in our country Manpower is never a problem but is on top.

On weekends, Noida extension is full of brokers near to Gaur Chakkar. Many builders site offices are full pack with cars outside. I am not sure whether its buyers cars or its new trend where builders asking their workers to just park cars outside their offices to show they are in demand.

Paramount Emotions Update by Nefowa

1) Seems soon all buyer will get some formal communication in next 2 weeks..
2) Construction might resumed in next 7-10 days.
3) Expect Demand letter they might ask 10 % your pocket.
4) Probably they will give 1 month time for payment.
5) Loan processing will be done by Corporation Bank, DHFL and HDFCThanks.

Everyone is talking on loan processing but sadly no fixed date given on disbursement...dont know what is happening
