Investing in underconstruction flat in Noida has become risky because of the builder stake in the land is just 10%, better to avoid unknown builders & don't ask brokers about any builder.

Use broker at last only to get discount if he is able to provide something better than the company, otherwise don't ask any details from brokers. Talk to builder representatives directly.

Hi Thanks a lot for ur reply.

I have also talked to the builder's sales rep through the chat facility on the website.

The guy told me the following major positives of the project

a) Smaller project than the rest (5 acres), so better chances of timely construction

b) Builder's first residential project so would go all out to prove credentials

c) Excellent location (The same as Lotus Zing)

Can somebody let me know if any idea about their earlier two completed projects on the e-way...


What else do u suggest to confirm the reliability of the builder

There are n numbers of builders in Noida, why to study all these builders. Select the sector of your choice & go with the best available builder in that sector. and I feel 3C is the best in the sector of your choice.

5 to 10% price difference hardly matters for security of your funds & relief in mind. My suggestion go for Lotus Zing.

Thanks again for ur useful suggestion.

Sec 168 is one of the places that I found favourable reviews on th blog about.

Any other project or location that you would suggest me to consider with my budget of 17-19 lacks?

Any other 1 BHKs or studios?

Is Urbtechbuilder any good? Has anyone analysed the Xavier project they have in Sector 168? I am not able to find details about it on any of the forums, except for a long discussion about the flaws in Zing (which I totally agree)

This is a group for the people who bought property in Urbtech 168's Xaviers located at sector 168, Noida Expressway

168’s Xaviers is located on proposed FNG & touching expressway surrounded with green environs.

Dear Friends, If u want to book a flat in Urbtech, book it at your risk only.
I have no trust in urbtech bcoz most of their project are in pre lauch stage for more than 2 years.
