I am even Keen for stellar but want to explore other options as well. Shall appreciate if we can club together and try for a better deal ( Stellar/Nirala).

Bhai.....i went to stellar offce with 2 of my frnds who are also intrested in buying flats in stellar. But stellar people are not intrested witg this facts....they are giving only 7.5% for 3bhk n 5.5%for 2bhk...
They not coming down....if u want thn u can also join our group

Llocation wise and floor plan wise nirala is better than staller.
For the same size of 1440 flat nirala is giving you better room size and saperate drawing/dining, where staller is lacking.
Even after the better location, better layout and less %age of discount, prices of nirala are same or little less than staller

Yes ....arround 1.5 lacs diiference.....but in stellar the flat is at 8th floor ,outer boundary facing and located in second half of the nirala estate. where in stellar, the flat is in 1st half and park facing , near to the main gate.

In this situation, what do you suggest? Stellar ya Nirala?

2. Objective, should be delivery rather than booking, a single year of delay will cost you approx 11% in interest. Estimate the total cost at delivery, not booking.

Pradyku,

Nirala estate is two sides open so you also have the option of side entry with main entry and regarding the high tension wires is around 250 meters away from the second half so its not an issue as it is harmful for children upto 100 meters.
Not sure about the delivery of Nirala project as this builder only completed project is Eden Garden in Indrapuram and my friend who stay their on rented, told me quality wise nirala is good where as Stellar has completed many projects in NCR.

bhai, high tension line tou gaur saundaryam ke frot me bhi aa rahi hai. HTL towers are already erected in front of gaur saundaryam.

One year delay meams only 3-4% loss, mot 11%. BCoz EMI aap dono hi condition me dete ho, either project is rtm or uc. Loss sirf rental value ka hota hai. And it will not beore tham 3-4% per annum

Second half of nirala is well connected with the IInd road between Patel and Nirala. so these are two different projects as even there are 4 entries for the project.
now it is upto u that would u like to live in small size rooms, common drawing/dining with unjustified kitchen location(in front of bed room instead of dining) but park facing.
i may be little bit biased because after a lot of confusion last month i booked in nirala and if u books there then keep informing.

hi pradyku, i went thru the total conversation in this thread and wanted to add something more to it.....

I am also doing my search on these two projects in NE Stellar Jeevan and Nirala Estate.... and have done some calculation

1. carpet area stellar is giving 62.75% while Nirala is 66.25%..... nirala's floor plan seems to be better than stellar's...... size of living room kitchen etc is also better.

2. Nirala is hardly 1to 1.25 km from first round-about of NE and is positioned well if u think from rate appreciation's perspective.

3.Nirala is 20 acre project with approx 33 towers.... stellar is 18 acre with 18 towers (this is told to me by diff brokers)

4.Nirala's site plan is not that pleasing as it looks very dense though stellar's is not that much dense.....

5.Nirala has two adjecent projects delivered in Indirapuram and one in noida sec 50 is about to be delivered in 2 months time. Stellar has delivered one residentials project in sec 62 (low rise) and few commercial buildings also dont know much about other residential projects.....

Friends pls go thru my post and let me know what is ur opinion about these two projects..... and also correct me if i have posted some wrong information..
