And main thing is that contractors of that large scale work on labour plus material basis when constructing apartments , and the contractors work on minimum if 20-30 percent margins , the contract which would be given for something like a pioneer park would be at least 1300-1500 bucks and something like presidia definitely around 2200-2300 and something like an M3M would be at least 2800( including price of hardware and equipments) , what one is not getting is that the kind of conceptualisation of newly launched/ recently launched projects has never been seen in india or gurgaon , a hell lot would be spent on construction of those kinds of structures and there elevations and facade finishing, which i guess manoj bhai has neglected so far ! And aldo to construct these kind of highrises there is an expensive technology where they can build a floor dlab in two weeks time , something that would be used in VV ! The frames for the floor slabs would be made and each floor would be made with the help of that by putting building material in it and holding it for a week -10 days when it would be untied !!

I am not saying that i am accurate in my figures but i am pretty sure of approx figures for project types and specific project i am talking about , also builders have to comply with certain standards in group housings, whereas when you construct house for yourself you can create similar impacts in 1500 and 2000 cost , by compromusing on quality like by using mirandi in place of teak , using lower gauge jaals for false ceilings , using egyptian instead of italian and so on , by using 4 sariyas in wall instead of 6 , by making 4 inch walls instead of 9 inch and so on !!!

I hope i am making any sense , but i am pretty sure at pricing of construction tenders rolled out to contractors for projects which have been recently launched !

Really, all seems like theories, except the extra cost, which comes into play for a unique huge structure, but if somebody tells me that it increases the cost from 2000 psf to 2800, u have some big cheats in front of u .

Also, my friend new technology is adapted ( in addition to many other things ) for faster execution ( initial cost of the new technology is normally higher ), but final cost is cheaper .

Yes 2800 is including prices of equipments and development of golf course and for very high end specs and getting a very well reputed contractor to do it ( mind it , good contractors like L&T or shapoorji palunji or BL Kashyap are expensive and have no dearth of projects) , and even after incurring this costing they are expected to gain a total of 3000+ Cr when they are completely sold out ( reference to M3M in particular) . And a good contractor sllocation is very vital for them for investor confidence in their project at these extremely hugh prices as it is eventually a brand new co. !!

Everything else could be fine, but the pricing quoted by u is wrong . Good contractors like L&T or Shapoorji Palunji or BL Kashyap, really wont be adding 24 carat gold bricks in the construction , they would be simply asking some extra's on the labor, advance payments etc ..

just bumped on this thread while looking for present prices of basic building material. Is there any website able to give present prices of material like steel,cement,bricks,aluminium,tiles etc? appreciate your input..

Manoja,

Full agreement.

Large scale projects are built making use of machinery and equipment to substitute manual labour wherever possible.

Small houses and small projects depend so much more on labour (due to high procurement cost of machinery) that a major portion of construction cost is the labour.
However, in larger projects the relative labour requirement is much lesser and hence significant cost saving.

Even after accounting depreciation of equipment and maintenance + running cost of equipment, the savings on labour costs are phenomenally higher.
