Default Construction cost of Flats of Group Housing Licenses in Gurgaon psf

Hi members,

How much is the construction cost psf for for a non luxury flat? The starting price for a apartment in some cities is 1500 psf. It means the cost of construction should be less than 1000 psf. The only difference in metro and small cities is the cost of labour.

Members with construction background pl five your inputs.

the basic const cost with fittings varies between 1000-1500 sq ft depending on quality of fittings used...

Heard from some wise people, builder start contruction after geting full project expenses from the investors (ie about 30%)

Not an expert but one friend told me 700-900 /sq ft for basic apartment but if you go for imported marble, high end kitchen/bathroom fittings, best cement and paint 1100/sq ft.

hahaha u r kidding me ?
In a place like gurgaon , construction cost for basic specs like that of pioneer park is 1500 psf.

and luxury apartments vary a lot but surely 2300 +

Dear Ishant,

Real 007 is right.. i have worked in the Re private equity domain and have made many financial models for PE investments in RE... teh cost varies from 800-1200/1300 ...

2300 is the construction cost for a A grade service apartment 4-5 star....2300 can never be the construction cost for residential, unless some body is coming up with a never before seen kind of specs

In high rise with very good specs, 1500 is a very good cost; it is never in tah range of 2000-2300

you all are talking about pricing an year back , a lot has changed in an year about pricing , all the building material costs , labour costs , skilled labour costs , transporation cost everything has increased considerably !!1

ask an architech mate, i am talking from a finance angle. in nay case it is never near 2000...it is still near 1500-1600 inr psft.......
i am 200% sure it is never 2000-2300 dude


any constrcution guys here to confirm it?

and when talking about luxury , mind it it includes cost of equipments in modular kitchen, modular kitchen , equipments of washrooms , VRV system , wardrobes (if provided).

and cost of construction in highrise increase as you go higher and higher !
