same is the case with NTH also, people are holding on their units because of the delayed construction clause & TPR.
I think many units will come in market after the registry is done and people get their money back from DLF..

yes that is right.. if DLF gives the rebate and penalty then it make sense to hold.. however it seems that very very few ppl are going to get rebate.. if the payment was delayed by one day dlf is not giving payment rebate... I think penalty they are not giving to any one.. that is what i heard.. it may be wrong too...

Sector M1A would take 2 more year for the final possession letters.. so if one can wait then it may help..

but at that time, lots of investors may want to exit.. and it can bring downward presssure for some months.. u can not sell once u take possession .. u need to spend 5 lakh in registry and then wait for 3 more months before u can sell...

what about the escalation clause ; If there is escalation clause, people who are holding the unit may end up paying much more then the relief they may get for TPR and delayed possession.

Let's not sound like helpless & poor investors who builders can take for a ride, without we being able to do anything.

I know it is a little difficult & that's what they try & take advantage of. I already have a case going on against one of the builders for raising the transfer charges from 37k mentioned in BBA to 1.8 lacs charged at the time of actual transfer & also for not paying delayed possession penalty. Initially they called my lawyer & wanted to do an out of court settlement, which I refused. Although the case has been on for a couple of years, I am fine with it...will ensure that I get all my money along with interest & lawyer fees.

This is their standard operating procedure...out of a 1000 buyers, only 10-15 will take them to court, whom they pay after a few years...finally even if they pay penalty & interest, they save several crores, as most people shy away from going to the court & taking them to task.

Let's fight for our rights...actually if several people can get together, it is even better...the builders will have to pay through their nose if we are strong.

I talked to the DLF, they are hoping to give possession in Q4 2012, and I went to the site yesterday, there is no way they can give possession this year.

Also, I looked at both NTH and Express Greens M1A and the location of M1A doesnt really impress me, the roads arent proper, I drove by kachi galli and on the back of the project and in front of the project there are "jhopris", kacha ghars which arent going anywhere.

So why does people still praise M1A over NTH?

Noway NTH can be better than M1A when metro starts..Highways project prices wud be diffrent and higher from inner ones...yes in short terms till metro is not there nth may be be a better option...but highway is a big boon for dlf projects.

then in second line you are saying nth is better till metro is not there
