yes..emaar is known to do that...they would construct structure pretty fast and take 95% payment and then sleep on it for another three years.

Some where between 4900 - 5400 INR / BSP depending on tower and size.

The units are easily avialable in the market between 4600-4700 prices.
My friend bought a flat in palm Gardens last week.

Speculate but dont say something which is unbelievable... that too "easily available" ..!!

PM me the detail of seller/agent... I would buy at least 1 unit at this price...

After long search for couple of weeks, bought 1900 sq ft apartment (greens facing) lower floor @5350.

It is very easy to say in forum that prices are b/n 4600 -4700, but when actually you need that particular apartment, reality is different.

I remember 2-3 months back I was getting offers far less than what I paid now, but due to some reasons didn't close deal at that time, but still I am happy for the price what I paid as in long run, it will be not a wrong decision.

Please see the post of Niraj001 above. Rs. 4600-4700 for Emaar Palm Gardens is extremely unrealistic price range. Not at possible. Even Palm Hills is not available in this range.

I received an email from a broker and he is quoting 5100 INR. I feel that we can wait until 2012 to get reasonalbly good appreciation. This may be cause of construciton start. As u can see that Emaar is bit slow for construction but it's all project has given reasonably good return.

Request all not to be in hurry if u do not need money or otherwise..
