Today there is big 1st Page Advt in TOI for Palm hills , As reading thru the Forum and talking to dealers I am informed that all 3 b/room units are already sold and very few are left in 4 b/room so why such a big advt at this stage unless they intend to add more towers ..

And I recvd a quote of Rs 4500 less Rs 400 discount for the new Emaar Sector 83 project...which seems to be more that some of you ( I hope some of you are not dealers) are mentioning ... ( no offence )

And I am just discussing with one broker..

Yup, I have been there last week and nothing new has started. The project, apart from the sample flat & office space (which they say that they will demolish to construct the club house) rest of the place just have signboards with tower number (placed randomly).

In Nov first week also i got the same answer from Emaar that "Site cleaning work has been started"..So guess that's the typical quote for them to just dodge the customer in absence of any concrete plans at their end...

I personally think that they will start the construction in Feb/Mar kinda timeframe at max.

You are still lucky that they only misplaced your BBA. For me, they sent all my documents (allotment letter, payment receipts, BBA etc) to a wrong address, and I had to give multiple calls to their customer care and finally few real harsh mails to the relationship manager, her boss, customer care NCR head.. Then got the docs, but again the names were wrong, few were printed on wrong letter heads (of emarld estate).. Again had to call them, mail them..tone of mails changed from harsh to insultive to legal record keeping,.. n then finally got all the correct docs....The relationship manager for Palm Hills project changed couple of months back and the new lady is not at all effective.

Coming to your questions - You need to sign on ALL papers of BBA, except for the 6 pages where plans of apartments are there. You need to sign only on one layout which you wanna opt. There is only one page where signatre of witnesses are required, but I already have one executed BBA where there are no witness signatures, so guess that it's optional.

Thanks, ramans . I had finally received a second set of BBA's, after some harsh mails & i have since signed & sent them back to Emaar .

The bitter truth is that Emaar's CRM really sucks. If not worse, certainly not better than Omaxe. They did a nice typo in my address in the system and sent the payments requests to wrong adress. I starrted following up, the address got corrected finally but they charged me 10K interest for delay in payments. It's been 4 months but it never got resolved. In my opinion, Ireo has the best and educated/experinced people in CRM who want to their job.

Really, i have not faced issues on CRM with Emaar, except this episode of BBA's being misplaced by them & my personal interaction has also been quite limited, with 2/3 visits to the site, where everybody i found quite eager to help & they seemed quite decent in sales activities, marketing, customer service, and technical support etc. & one visit to their Sector 28 , Gurgaon office .


Disclaimer - I have a 3 BHK 1450 sq. feet unit in Palm Hills . I hope u r aware of the pros & cons of investing in Palm Hills & have gone through the different threads discussing this project .

Who owns the land in Sec 77 around Palm Hills project? Please update if any member has information regarding this.

what you all think will be main selling point for Palm hills project in future?
This project has not seen major upside in last 6 months, any specific reasons.

DLF has land bank in sec 76. i think unitech also has some land parcel around there.
palm hill so far was slow as it was the most expensive project till some time coupled with fact it had original bookings available at marginally higher prices plus the -ve perception about emaar(cwg etc)
its USP is and will remain its excellent location
now that prices are up for all other projects it should be in some demand.

Update, may help- Thier is nothing happening on the site, apart from the fact that Sec 83- Palm Gardens, sample flat is being billed adjacent to Palm hilss sample flat....

sachinarora83, have u spoken with the Emaar guys on the construction schedule of Palm Hills ?



Disclaimer - I have a 3 BHK 1450 sq. feet unit in Palm Hills . I hope u r aware of the pros & cons of investing in Palm Hills & have gone through the different threads discussing this project .
